AFM, They are starting to dig tomorrow! I'm so excited! Unfortunately we weren't able to do a walk through of the dry-walled model of ours because they are delayed for 2 WEEKS!

Thanks bebe-mama! I called the company because they were supposed to get installed today but the lady had the flu all week so I told her not to come for a couple of days!! I dont want it!yuck!
Make sure you take pics of them digging tomorrow! thats so exciting!

We visited our lot again this weekend...last weekend they had just started to cut the trees but this weekened it was pretty much cleared! The neighbor who is a couple weeks ahead of us has the foundation all in so i suspect they will be digging this week! YAY! I better get moving on the choices we have to make. i went to visit the cabinet place just to browse and though I LOVE the dark cabinets people are doing these days I don't want to get caught up in a fad that may be gone in a few years...cause I doubt we will be able to afford to re-do the kitchen that often! So I looked at these cherry oak cabinets...still like an oak look but a little darker.

What is everyone else looking at for cabinets? They told me there birch is more popular right now?

Heck, why not. I'll join! I've spent enough money on this condo that I want to post in this thread, even though most of it doesn't really apply to me at all, I got no lot, got no drywall, or a huge kitchen to choose cabinets for, but, I'm excited as all get out that we got into the market when we did! We get the keys Nov 28, and we have to be out of our rental Dec 12, can't wait to have a space we can totally call our own!

We are taking possession this week...yay! We went & did our final walk-through this weekend & those workers are working overtime! Our carpet & tile & hardwood are all down & most of the fixtures up, they just have the small details to finish up I've got most of the house packed up & ready to go.....oh I just can't wait!

Kristin_Chris: That's so exciting!!! Personally, for cabinets, I hate oak. But I do not like oak at all (for anything). So it's really personal taste! I love the look of birch and maple though. Cherry itself is REALLY nice, but it's a very soft wood too.

MrsGarrington: That is so awesome for you! Take pictures please

AFM: Nothing much to update on. The framer's finished on Friday, so the "mechanical" people should be starting this week. Heating, plumbing, and HVAC... so that will be exciting! Hopefully when we do our mechanical walk through we'll get a better idea of when our posession will be. We haven't listed our curent house yet, as we really don't know when we're moving :S.... nerve wracking!

Nat - I can't believe they are finally starting to dig! Yay!!!

Krsitin_Chris - Like Chrissy, I don't really like Oak either. DH HATES it. But I think its a personal choice. I think in 20 years, all of our cupboards will look like they are 20 years old, no matter what cabinets we get. We did our current kitchen 3 years ago in a lighter stained hickory and our bathroom was done in a dark cherry colour. I am not sure what wood it is. lol. For our addition, I am currently liking the maple cabinets, but haven't decided on anything yet.

AFM, nothing much is new. Our builder has a very good reputation for quality. He also has a reputation for being slow - which is really coming true.

Does anyone have a great room with really high ceilings? I just don't know what to put up for lighting. At the peak, its two storeys high so I think I need some substantial lighting. I was looking at big chandeliers, but I don't seem to really like any of them. I think they all look too much like antiques. Another option would be to put track lighting on some of the beams, but I am not sure if that would look tacky or not. My builder seems to think track lighting would look more modern.

Kristin_Chris: Unlike a couple of others here, I love oak! We chose a dark brown/black stain for ours. We also have oak hardwood floors and our stair railings are also oak as well as the fireplace mantle, so it's all consistant.

Bebe_Mama: happy digging day! I'm so jealous.

AFM: We went past our lot again, not really for any reason, we knew nothing would be done, but we were out there and thought we'd check it out. The houses on our street that were framed and sided last time are totally done on the outside including the stone around the garages, it looks really sharp. The two houses across the street from us have their fountdations poured.
Our permits appeal period is up on Wednesday, so they can start getting the supplies and we will see some progress probably in about 2 weeks!

Just got a call to schedule our pre-closing inspection. It's on December 8th! Went by the house this weekend and the walls are all painted and they have the baseboards on the walls all down. All that needs to be done is the kitchen, carpeting and flooring and I think they'll be done!! SOO excited!

Erin - I think a nice dramatic chandelier would be great in a tall space. Not a crystal one, but a nice round shade chandelier. That's too bad your contractor is a little slow....

Kristin - That's so exciting! As for cabinets, mine are going to be birch stained a dark cocoa. I personally don't like oak that much, but a darker cherry oak sounds nice.

Mrs2009 - Awe....I totally understand asking her to wait! You don't want someone sick going throughout your entire house touching stuff. Can't wait to see what they look like when installed!

AFM, I'm going to see if I can get DH to stop in tonight to get a picture of the lot! I also e-mailed all our upgrade choices so far to my kitchen lady and am just waiting for a mock-up drawing of what our kitchen should look like. And I will be starting to pack today since I'm feeling a little better...

Hello everyone,
Sorry for my lack of posting lately. I have been following along still but cannot remember specifics to do any shout-outs. It sounds like everyone has had some significant changes since I last posted. Lets hope we all keep moving in that pattern.

AFM - It has been a crazy few weeks. We had to move out of our house this last weekend and have now moved into my parents basement. My Dh and I have become very sick this weekend and can't help but miss having the house to ourselves and most of all our hot tub that we sold with the house. I am sure the hot tub would help with these damn body aches we are both having.

As for the new house they began framing last week and have already begun framing the 2nd floor. We drove by yesterday and were shocked to find people working on it on a Sunday. We should see the roof trusses show up today or tomorrow and should be installed some time late this week. It is nice to see so much progress.

We had a heck of a time with our stupid mortgage broker over the last week. He calculated our penalty on our mortgage to be significantly lower than it actually was. It was quite the shock to go to the lawyer to find out our mortgage penalty was 4 times greater than he had told us it would be. In the end our new mortgage company is picking up a portion of the penalty and the mortgage broker is cover the rest out of his pocket as it was his miscalculations that caused all this trouble to begin with. So needless to say it has been a very stressful week deal with the penalty on our mortgage as well as having to move out of our house. Thank goodness it is mostly done now. Now just waiting for the fun stuff such as choosing everything for the new house.

forestsmom-we'll have a 10-foot ceiling in the family room. I know that's likely not as high as the ceiling in your place. We are going with an enormous ceiling fan and track lighting.

Kristin_Chris-we are doing a rich, dark espresso maple cabinetry in our kitchen! Our cabinet supplier told us that maple is what is really being chosen the most often in our area (Edmonton).

AFM, I am going to post all of our selections! Our builder moved up all of our supplier appointments so that they were all in the same week! We wanted to have everything chosen before we leave for Mexico this Friday (yippeee!). So even though we bought less than 2 weeks ago, we have nearly EVERYTHING chosen! There will just be some tiny details to go over once we return on the 15th.

We are going to have a very rustic, warm home with lots of natural stone and wood.

Here is the stone kitchen backsplash we chose:

New month! Ill be participating in this thread a lot more. I kinda poked in last month and then our world fell apart. I am dealing and I am back at work...and WB!

The house offer and mortgage finalization is still moving along...We should be picking out colors, siding, flooring and cabinetry by the end of the month!

Sorry I know I didnt get everyone...have a lot of catching up at work to do Ill get better on S/Os.

Kristin_Chris we love the dark cabinets too and Im 99% sure that we will be going with them. Ive been living with either white or light maple cabinets for the past 10yrs and Im ready for something different!

MrsGarrington and Dreamer21 i grew up in Leduc! Hope you love it there and MrsG: yay for taking possession!
Dreamer21- I love the backsplash! That is a definite contender for me and DH for our backsplash as well. I love all your kitchen selections!

Hey thanks everyone! It's a stupid amount of money that could probably buy a place like what you all are planning, but we're happy to be in the middle of the city, close to work, daycare, friends and funky shops! It's a choice we struggled with at first, since if we moved further out we could totally afford a great little townhouse somewhere. We opted for the condo and a major decluttering "diet" for the home.

The decluttering is going very slowly right now, but I'm surprised at how much DH is willing to get rid of. It's a great way to start a new home, clean and uncluttered. I've been trolling Ohdeedoh for ideas for Hannah's room, and can't wait to put all our stuff in the place and finally settle in after years of dreaming about our own place.

The timing couldn't be better since there were surveyors spotted on our rental property, looking at the place we're renting right now. We phoned around and found out that our current place will be knocked down in a year or so, so we're glad to be able to get out and move to something we wanted on our terms.

Hi Ladies,
Life has been busy, last month was very hectic for me. I'm not able to do SO's right now but I have been following along with all of your progress! It's so great to see that things are moving along nicely for all of you!

AFM - we went by the lot yesterday to see what they had accomplished in just over a month. I was hoping to see more progress but they really have started FINALLY! It's only been 10 months since we purchased but at least there's finally something being done on our lot. It wasn't a lot so I only took one picture of it. So here is our foundation;


This is our neighbours house which was at the same stage ours is now when I last saw it just over a month ago;


So I'm hopeful that they will move just as quickly on ours as they did on the neighbours. Our "community" is really starting to come together, there's so many more houses up now which is exciting! When we went yesterday there were workers working so I think they're trying to move things along.

Also just wanted to add that we also choose a chocolate coloured cabinet too because I love that look right now! I'll keep you guys posted on our progress, the only thing is our new house is a good 45min drive from where we currently live so we don't go by that often!

Shannabelle - my DH & I actually did the exact same thing - went to Ikea to look at what we might want to accent what. It's exciting to start looking at things to go in your new home.

bebe_mama - I'll post pics before we move in this weekend!

dreamer21 - everything is absolutely gorgeous! we bought a spec home, so we didn't have much choice in what they put in...but we haven't come across anything we don't like anyway! Looking forward to having another WBer in Leduc!

Melonia - you're not in Leduc anymore! I love it here...small town quiet, close to the city.

AFM - the house needs eavestrough, deck steps, and a good powerwash, which they said they wouldn't do if it's cold out. There is mud everywhere - even on our front door & you can hardly see out the main level & basement windows! DH is speaking with the sales rep tomorrow - we want it power washed before we move in as we don't want our movers bringing it all into our new home!

AFM, My sales rep admitted that she might have had a blond moment because last week she thought today was the 3rd. Soooo all that to say the digging will be starting tomorrow. She's been great about everything though and she has a LOT on her plate, so I'm not too upset. She is confirming with the site supervisor tomorrow morning to confirm with me that the digging has started.

Thanks for the compliments on our choices, everyone! It's been really exciting to choose everything. We second guessed ourselves on our lighting choices and the tile for the front entryway, so we made those changes in the past few days. Tonight we choose a security system and networking for electronics and all of our 5 computers!

AFM: Went to the house tonight, and there's been more progress. YAY! The shingles were all delivered to the house and some were sitting on top (not installed, but on the roof in boxes). Our deck has been built, and all the plumbing is complete for the top level. Nothing was started on the main level, so I'm guessing that's where the plumbers are starting on soon.

Well, there were even more surveyors here this morning, I feel bad for all the other neighbors. We have such an amazing sense of community here, it'll be sad when that's all gone.

Dreamer...I love the pebble tiles! I am vicariously living through all of you getting to pick the details on your home from scratch! 5 computers?? What are they all for?

Well it appears they have started digging our lot as we got a message today to come to the lot this afternoon. They hit some rock and we need to talk "options". We knew this was a possibility but were hoping nothing major came up to avoid extra excavation costs....ugh. Anyway, I'm stuck at work so I am sending FH over to deal with it...hopefully there are some inexpensive fixes like moving the house location or something...I can handle a couple extra grand to get through the rock but please I hope it's not like 10 grand or we may be walking away from the deal...

Well I have finally been out to our house for the first time in weeks and they have started the siding! It is a rustic red color with white trim...and it looks awesome! So exciting! They have also poured our garage and basement floors. The framers are starting to frame our basement today, as well as start the back deck! Lots of exterior stuff getting done! Interior is a little slow...our electrician is still plugging away (no pun intended), and we still have to find someone to do the drywall and mudding and taping. And we have no stairs!! So we really need to get that done as well!

Not a stupid question, they were at the current place we're renting now, and they are planning on knocking it down in a year or so. All the neighbors we currently have in all the townhouses beside ours, the ones we share an awesome yard with and the ones we have been friends with for 5 years, all are going to get kicked out of their places in a year. We're lucky because we got out on our terms and bought a place, we were ready to buy, others are not so fortunate.

If you know Vancouver at all and the housing market here, it's hell on wheels trying to find something comparable for any of them. We're all renting, we've all loved being here, one guy has lived here practically his whole life and he's about to retire, there are families here...it's nuts to think there won't be any townhouses here in a year. The developers are here to knock down our homes and turn our rental properties into expensive condos. Does that make sense? We bought and signed everything two days before they showed up at the rental place to survey and plan, we had no clue they were going to knock the rentals down so soon. Good timing!!!

Well the excavators hitting rock wasn't as bad as I thought..they've found some ways to get through it without having to blast (which costs 10K) so we're only looking at a few K more at worst..so they say for now...just a bit of a piss off since we chose this more expensive lot cause the sales agent said there would be no extras..we could have got a cheaper lot and dealt with the extras and we still would have would up cheaper than where we are now...but ah well! I like our lot and they are moving ahead anyway...what a few grand when you're spending so much anyway?
Appt tomorrow morning with the cabinetry folks to design the kitchen then shopping for wedding invites and then attending a wedding! Should be a busy Saturday.

I know I am terrible with s/o's but I hope everyone is doing well and you're all getting closer and closer to being in your new home!

Soo many ladies in here now! I dont have time to do shout outs though...sorry!! I hope everyone continues to have great progress made on their places!

AFM...we went by last night and although we could not get in because it was locked, we could see that all the tiles, hardwood and carpet is in. We have kichen cupboards as well! The best part is that we have grass and the driveway is getting done soon too!

1 month to go!!

MrsGarrington - not in Leduc anymore (I grew up there and my family and a lot of friends still live there). I moved about 10 years ago and I've finally settled in Spruce Grove. Same thing - small town, close to the city. I love it too! Any pics of the new home?

Thanks bebe_mama -it's so unfair that anyone has to go through this. The house is providing me with a distraction, too bad that it doesn't take any of the hurt away...

everyone else. Sorry my s/o's aren't better, I'm at work and should be finishing my report...argh deadlines!

So yesterday we went to sign off on our offer and drop off a cheque...we then somehow ended up picking out our exterior colors! Good thing DH and I were on the same page it was surprisingly quick, we both knew exactly what we liked and we liked the exact same things!

So here are our colors:

Heres a house done in the siding color we will be having black trim. Im excited about the black I think it looks really sharp.

Great selections Melonia. We are also building in the Grove. We went for more of a beige sort of siding color with the black trim, I love the black too.

AFM, I found out that they were doing all the measuring last week on our lot and they are supposed to have to hole dug for Wednesday when the styrofoam gets delivered (for the foundation?). My sales rep told me that I should be able to get a picture that shows some progress next weekend! She also told me that we will be able to finally walk through a drywalled version of our house by next weekend as well... Fingers crossed!

Ok here's my little update... it isn't much. They've been working on our house all weekend, so the couple times we weren't there today there was people working so we couldn't go inside. Boo! But good that they were working!

Anyways... the roof is now completely shingled, and they've started on the siding! Hopefully tomorrow night when we go there the workers will be gone so we can go inside.

bebe-mama- YES! The blinds got installed last wednesday and I LOVE them! We are off to Mexico on Wednesday so I will try to take picture before if not when I get back for sure!!

Here is a couple pics of the siding going up. The color is Red Cedar. It's not quite as red as I had wanted, but I still really like it! Especially with the white trim on all of the corners!

Loving all the pictures! Looks like things are coming along for everyone.
AFM: They should be putting the foundation in this week...still waiting on the building permit though...really need that soon to get the rebate paperwork in!
Went to the cabinet place and after all the talk of oak and FH really likes Oak I chose Birch! haha And I got it with a mahogany stain. The designer also convinced me he could fit an island in the kitchen so going to have that priced even though I'm pretty sure it will be over our budget. Anyway, I guess I meet with them later after their computer spits out like 12 different designs and I pick one. Still have lots more choices to get through and FH is headed to Toronto this weekend so I'm just gonna do it myself and hope he doesn't hate it! ha

argh! I'm so frustrated. I emailed our construction manager to see how things were going? We were suppose to have our appeal period expire on the 4th, so I was just going to ask him if everything is good and see where they are at. He said that our plans are in estimating, which I have no idea what that means. And then once our plans finish there, they go to the "sup" and then it's about another 10 days from there until they start digging the basement. We thought they'd start digging probably this week or next, but whenever they are done in estimating, it's still another 10 days!!!! Is this a normal process that everybody went through? How long did it take from when you signed your initial purchase agreement and when they broke ground?

MarriedBliss: How long has it been for you now? We had to wait 3 months from when we signed until when they were digging our hole. It seemed to take forever though

Hello ladies!

I have been a horrible poster lately I will try and do some s/o's later

AFM-We have our lawyer and PDI scheduled and we signed our mortgage papers last week! We just have to book a moving truck and a few other things and we should be ready. Less than a month to go!!!!!!!!!! We have also started packing the non essential stuff. Poor DH will be doing most of the heavy moving since I'm preggers so I'm trying to help out as much as I can with the "easy" stuff.

Chrissy. We signed a purchase agreement in July, made all our changes in August, picked all our selections in September, the 20th actually. And since then.....just waiting. They said it would take 7-8 months for the whole process, papers and building, which 8 months brings us to the end of March. They also told us it would only be 3 to 4 months to actually build the house, but it's cutting it close now!
