Yay for a new month! It gets us all a little closer to being in our new homes! I love seeing everyone's progress - you ladies have some great taste when it comes to choosing things! smile

AFM: Our financing finally went through (yay!), so now the foundation has been poured and the basement is going in! I can't wait to go visit & see the progress (we are about 2 hours away right now). DH will be home in a week or so, so we'll have to go & finalize everything with the builder & also choose a few new things for the house. Woohoo!

MarriedBliss: Can you change our move in date to Fall 2010? Thank you! bye

Wow March already! Good luck to everyone moving this month, progrss looks great on all the houses!

Were just chuging along, DH drove by this morning and our foundation is done for the house and garage. The gravel has been spread for the driveway and we have a wall!! Well 2 outer walls actually...so exciting!!

Oh my DD's up, I'll be back to do s\o's!

Yay March! happydance I love March...it's my b-day month, our wedding anniversary, and we usually go on a trip!!

House related...I was beyond chocked yesterday!
We have been waiting on a specific framer for our home for 3 weeks now. Well, dh goes by yesterday and our entire main floor is framed...by someone else!!! So mad! angry If they were going to get just anyone to do it, they could have done that 3 weeks ago AND the whole point in waiting was for a specific guy that we know and we know that he does good work!
So I emailed the construction manager and he got back to me right away apologizing and blah, blah, blah. Basically, they didn't want to wait for the guy and just started with another crew! The thing that gets me is that we weren't complaining about the delay!
His email was really polite and professional, and he assured me of the quality. (Framing is really important to us!) So that's where we are...main floor almost done. My dad is coming by on Sunday to check things out and make sure they are doing a good job (my dad used to build houses).
So I'm sad that we missed seeing the first floor go up. We live a block away...how silly is that!?!
Oh -well, time to move on and be excited that our house is started!! laugh

Melonia: Are you going away?? That's too bad about the framing! I hope it's all good! We double and triple checked our's too, so it's great that your dad can have a look over it as well. Definitely time to be excited smile

AFM: We are all booked for movers! yay! I really didn't want to move our stuff again, so that's exciting to me. This weekend I'm going to start packing, ugh.

On the house front, we went by tonight and it's looking fantastic! The toilets were in, faucets were in, backsplash is installed, baseboards and casings are in, shelves are all in it's gorgeous! There's basically only carpet left to be installed! It's really coming together now! I am sooo in love with the backsplash, is that so wrong? Here are some pics:

We will be going away...just not in March this time. DH is leaving for Fort Mac in about a week...for 5 weeks straight! Hopefully it's only 5 weeks, cause about a week after that we have friends getting married in Punta Cana and the beach is calling my name!

Bebe_Mama - thanks for asking...they're dragging their feet asking for all sorts of things, like minutes from outside the 2 years (they want the minutes from 2007), progress pictures of our renos, are asking a whole crap load of questions that we can't answer, like the pool is having a plumbing upgrade, but council hasn't gotten estimates on it, but they NEED to know how much it's going to cost. They're going to say no....I can feel it, and that's 8 days we will have lost and now the likelyhood of us closing on time is slim, since we will have to go back on the market.

Wow, March! I just can't believe it, and good luck to all those moving this month.

Kasey - congrats on the foundation, must make it feel like things are starting to come along. Good luck choosing the rest of you finishes.

Lyndsaye - Wow a foundation and starting on framing! You must be so excited to be able to see progress now. I can't wait until we get to this point as well.

Chrissy - Wow, I love your kitchen, especially the backsplash. I can see how you are getting so excited. A couple more weeks and you will be moving!!

Melonia - I hope that everything turns out perfect, its just too bad that they did that even though you were fine with waiting. Its great that your Dad is able to check it out and make sure everything is perfect.

tjrocks - fingers crossed that the sale goes through, I can't believe they are being so silly about things though. It sure does add another element of stress when selling a condo. Good luck.

AFM - Sorry I have been missing for awhile, we were away in San Diego and just getting settled back in now. We went on wednesday to sign off on our final drawings!! Now, we are waiting for our stake date, apparently there is a hold up with a bunch of permits. Fingers crossed that they get started soon, I think this is the hardest part of the process so far. I just want to see something there!

Alrighty, so we bought our "new" house three days after we put our on the market, and one day after we got and accepted our offer! WOOHOO!

I don't know if you remember, but I posted a house a couple of weeks ago asking what you ladies thought, well we did it!

I was skeptical, mainly because I wouldn't be able to be a SAHM anymore and would have to return to the workforce, and it really needs some of my own personal touches, but all in all we love the house! smile

tjrocks: I'm surprised that these people are being SO picky about things. I might have missed it already but is it conditionally sold and these are the conditions they are looking for?

chrissy I love the back splash. I'm envious of it.

Princess - I remember how long it felt when we were waiting for the permits to go through. But once it starts, it'll fly up.

Lyndsaye - hurray for the foundation and 2 walls! It's gonna go so fast now!

Melonia - I hope you are happy with the framing. It's nice that they have finally started though but too bad they didn't wait for you.

AFM: We drove past the house last night. We have our eavestrophs up and the front porch has the railing. They have fixed all of our corners so they are square and they have mudded and sanded. So I'm excited to see what happens next. I just wish we could get in there every time we went!

DH and I just bought our very first home. A bangalow with a walkout! I am so excited, it's such a great area. We get posession Sept 10. Now I get to go do all the fun stuff in the next few weeks, choosing the interior and shopping for appliances!! laugh

Speaking of appliances... is there an existing 'advice' thread or other?? I am looking for all the advice I can get!! smile Thanks!

BreeBee - depends what you're looking for. There are a bunch of appliance threads, but no thread dedicated to them. You could do a search looking for each appliance as the subject in the 'advanced search'...or just create a new post. Congrats on the house.

MarriedBliss - is is a conditional offer, with a condition removal date of tomorrow...and they're going to use every last second of it. Glad that they fixed the corners! It must really be feeling like a house now.

Bebe_Mama - have I mentioned how similar both our floorplans are? I was looking at yours on FB...

Okay...I just took a look at yours again, and realised it's nothing like ours.

Man, my head is somewhere else today.

Ours is kinda like this:



But the dining room and powder room on the 'main floor' are switched, and the entry to the house is on the main floor, not the basement....so where it says 'entry' on the plan, there's actually a roughed in bathroom. You can see it better here: link

tjrocks: How'd the meeting go?! Gosh I hope you're sold.

AFM, out of nowhere, they dug our whole! The footings are in, so they should be pouring the foundation this week.

We're going to pick out our exterior colors on Monday. Pretty cool!

As for our current home for sale. I'm also tired of keeping my house clean, especially with 3 kids. Ugh. We had another showing today. February was slow, especially being in the country and selling ourselves, but I think it will really pick up in March and hopefully we're sold in the next 40 days or so.

April: Good luck selling! That can be stressful with 3 little ones too. Very exciting that the footings were poured though!

AFM: Everything is just about done! We went by the house today and the carpet is in!!! Now the only things we`re waiting for are a few more lights, some paint outside (but I doubt that will be done anytime soon until it`s nice out), our driveway needs to be poured (again, I don`t count on this being done by the time we move), and some paint touch ups and cleaning. It looks so good!

Tomorrow afternoon we have scheduled our blinds and shutters lady to meet us at the new house to discuss colors. We`ve already picked everything out, style wise, but not the colors of the blinds. It will be great!

Just purchased our appliances today! So happy with them, and excited. got a Whirlpool Gold set for the kitchen, and LG washer-dryer combo. Scored a great sale, and I am very satisfied. smile

Appointments for carpets, tiles, kitchen and plumbing fixtures are Friday and next Monday. Can't WAIT! laugh

I'm gonna start off by saying, I totally suck @ S/O's, I always felt like a parria in my August 08 mommies group cuz I hade NO clue how to keep up with all the updates everyone posted... So please don't take offence if I missed anyone, I just really am crappy at it! :S


To start off though, I'm fascinated how the selling process is so dang different for all of us, is it a location thing?!
We too were selling a condo, a T/H to be more precise, and all the buyers got in regards to the property management was a status certificate (a booklet with info pertaining to the complex) they sent it to their lawyer, and that was it! It was one of the conditions, but they didn't ask us anything personally...

Hell if they asked us anything I wouldn't know what to tell them, other than the woman across the street is a wierdo, and the next door neighbour smokes like a chimney, one of the parents let's their kid run around in the pool area buck... You know the REALLY important stuff, lol


I love looking at photos of peoples homes, and their design ideas, I'm kinda jealous so many of you get brand new homes, nobodies positive/negative energies (anyone know how to cleanse a home?), no crappy designs, all yours smile ...
Unfortunately in our area to get a house with the same size lot, and the same size house (1sq/ft had me LOL when I read it, I sure will be saving on paint wink ) would be in the 500K range give or take, and we def can't afford that! Sad but true, I'm not going back to work full time just P/T, so no more big steady paychecks, kwim?

Oh and this is a bit of a rant, but can't appliance makers come out with a uniform stainless steel colour? We got a brand new stove, fridge and dishwasher from my dad as a gift, but I'm having a hella time finding a matching over the range micro (can't put in a sweet hood vent, well not for a LONG time at least!) Shld we do a black one?? I need to post some pics of the kitchen, maybe someone will have an idea smile

OK I gotta go to bed, I cld talk "house" all day, but I'm le-tired!

ms_matched: I totally agree about the stainless steel! ERRR! Our range and microwave are the same brand and style line, but the matching fridge to that same line was a totally different color. Like what the heck? lol so we picked a different fridge and dishwasher because of it. I don't really care if the names match or not, but it's frustrating!

Yay for ducts and plumbing and insulation!! Yahoo!!

Wow! So much has been going on since last time I checked! Sorry for not responding personally neither... I really should... But not this time! I only have 2 min. before I have to leave to go to DS's swimming course!

I LOVE seeing people's pictures and since I haven't really posted any myself, I figured it's only fair that I do!

So here are the last 3 months:

Early December


Not much to see! Then they let it sit for a week and after that was their 3 week Christmas vacation.

January


First floor is up.


Then we got to pick stuff!

The stairs will look similar to this (but the tiles and wood more brown - less cherry):

And then a week later - we have a second floor!


Looking out our patio door - nice big trees (a little bare, but they offer privacy in summer!)


We went yesterday and they're almost done drywalling the basement and they finished the upstairs, put all the doors in and are half done the molding (baseboards and crown on the first floor). It's really starting to look like a house! I took pictures, but somehow they got erased! Next time I guess! The painters are suppose to be going by soon, so that will be nice to see!

The only thing is that in my mother's apartment, they keep screwing stuff up, so we hope they get it right some day...

Anyways, gotta go, but I love ready everyone's progress! Congrats to those who just sold their house! And good luck if you're selling (I'm thinking of you April - with 3 kids - outch!). Thankfully for us it only took 2 visits and a week...

No news now that we're sold. My parents are coming to town this week and we're going up to see the new place on saturday to give them a tour and do some measuring in the kitchen so I can get an idea of whether I can use ikea doors and save the boxes, or whether we'll have to go to a custom place. The cabinet doors are livable, but they're rounded on the edges and not my style...plus, they're really worn after 4 years of what looks like rambunctious toddlers, so I'd like to replace them.

I also do not get the need for an eat in kitchen AND a dining room plus two living rooms in an open concept space (seriously, I could look from my kitchen table to my dining room table)...so we're going to extend the kitchen into the eat in area. If it comes to resale, we can sell the second living room as the 'eat in' portion and the 4th bedroom as a rec-room.

Ms. Matched, I know what you mean about wanting to cleanse the house of energy. We looked at one house, it was big, it was nice, but it was being sold as a result of a divorce, and it just had such an negative energy that there was no way we could imagine buying it!

It is really strange to read the different selling experiences - even between Embrun and Orleans. Our townhome sold in a day, to the first person who looked at it, for full asking, so the market must be drastically different. On the downside, the house we purchased had multiple offers, and we had to pay full asking (which was honestly more than it was worth, but DH was being all pouty and miserable so we upped our offer).

Anyway, without further ado, here is our lovely new home (pictures are the best part of this thread). This isn't our stuff, since these are the mls pictures. Our stuff sadly isn't this nice.

AFM: We got some great news today! We have been officially approved for our mortgage. The rate will hold for 120 days and we just have to sign the papers at the end. We are locking in for 5 years at 3.79%. I'm so excited!

Oh, sorry, we're moving April 3, so my residence here will be short.

Moving is so expensive sigh...we bought some new furniture on the weekend, because after being abused by two kids, our sofa is not worth moving. Our friends proved to be useless so we've had to hire movers, the living room has a really nice built in entertainment unit, however it requires a flat screen tv, which we don't have, so we need to buy one. We also need curtains, closet doors (nearly $400k, and the master bedroom has no closet doors?), now that we'll actually own a lawn we'll need to upgrade from the hand-powered lawnmower, and we're planning on putting a bathroom in the basement -- I'm not sure where DH has hidden the money tree, but I think at least a few of these things will have to wait a few years!

ps, breebree I covet your fridge.

Hi guys, I haven't posted in awhile. We got 2 wriggly puppies a week ago, and there has been so much going on at the house its been pretty hectic! I'm ready for another honeymoon!

Anywhoo...our plumbing is pretty much done, the plumber just has to pressurize our well and septic and we'll be good to go. Our heating guy is pretty much done as well. The painters are starting today. We just went and bought 17 gallons of paint last night! Our flooring is being installed next week. We picked a handscraped oak hardwood for the kitchen/foyer/back landing.

Pretty exciting! Once the flooring has been installed we will get our appliances in and then we can move in. We will work on the baseboards and casings after we have moved in.

How far from your purchase date is your closing date?
We put a $1000 deposit to hold the lot in July. Once we talked over a couple issues with the builder, we signed the official offer papers in August and our closing was supposed to be February 23rd. But due to some issues with codes changing and permits, our possession date has been pushed back to June 10th.

Are you doing a bridging loan (owning 2 houses at once?) If applicable.
We put our house on the market last June (cause we were looking at re-sale homes at the time) and sold it in July with a closing date of December. We got really lucky in that our buyers were stuck in a rental lease til the end of November. We were either going to rent a fully furnished apt (cause we sold all our furnituree and appliances too) or move in with the IL's for 3 months. Well we chose the IL's and now it's turning into 6 months, but it's still manageable.

Was it hard to get someone to agree to your closing date for your current home?
Not applicable.

Did you save a lot of money before you bought so you'd have enough for the payments leading up to closing?
We worked out a deal with the builder to give chunks of money until the final big deposit after our closing date on the house.

If not, how did you finances those deposits?
We have enough savings that we could have given the deposit all at once, but didn't like emptying our bank account which is why we worked it out with the builder.

Ho much did you spend in additional upgrades to make the house what you wanted?
Our house was $294,900 + $15,000 for the lot premium and we are adding about $40,000 in upgrades but we've also received about $12,000 in free upgrades from the builder (on top of our $40,000) since we're doing so much. We built our old house though and had very specific wants for this house. It is the reason we settled for another town instead of jumping to a single (so that we could afford all the extras).

If you already owned a home, did you sell it first and then buy, or did you buy the new build, and then sell? (More info would be awesome for this one!)

How far from your purchase date is your closing date? We purchased later February and our closing is September 10. We could have closed late April, but the only time both DH and I can get vacation together is in September.

Did you save a lot of money before you bought so you'd have enough for the payments leading up to closing? Nope, we are just, as others have said, spending wisely. We don't have any costs up until the official closing with the notary. Other then our initial downpayment, we haven't had to make nor will we have to make any other payments.

How much did you spend in additional upgrades to make the house what you wanted? We spent about 15K in upgrades (around 11K right now, but I suspect by our last appointment on Friday it will be around 15K).

We signed the papers on May 27, 2009 and we move in March 29, 2010. Pretty much exactly 10 months. However, they didn't start building until September of 2009.

Yes! We will own two houses for two days. You only pay for the interest accrued, which really isn't all that much.

Not at all. When we sold our current house we told them our possession date and basically said that we weren't willing to budge unless they really wanted to give us a lot more money.

What payments leading up to closing? We had to put 5% down at the very start, which we did, then we don't pay anything further until we move in and our new mortgage starts.

We did with our first and second (we rented it out) and now we kind of are, but we sold our house first (and moving 3 months later). The interest is not a lot...

Since it's a new build and we HAD to have our house sold before finalizing the purchase of the new house (not even by a few days), we kind of just said yes to the people who wanted our house 3 months before it would be ready for a decent price and no hassle.

We sold our house for a good profit, so this time, no.

AFM: We ordered our frogboxes today. I'm excited because it's all environmentally friendly and all, but I'm a little nervous because it only gives us a week and a half on either side to pack/unpack.

As you can see from my other thread, I'm also starting to look at refinishing the kitchen. I hated renos the first time around, so I doubt I'll be much better. Though the kitchen is functional, and we can use most of the boxes and appliances until the very last minute, so it's not like last time where we were 6 months without a kitchen sink (touch wood).

Now that the house is sold, I'm starting to get excited about the new place!!!
