We just sold our townhouse 10 days ago and bought a single in Aylmer. Can't wait! We're supposed to move in in October, so we'll basically be homeless in about 3 weeks. We're staying with some friends until our house is ready smile

I don't know if there's any point to adding me to a list, but we get possession of our first home FRIDAY!!!

Cannot wait to say goodbye to renting. Ugh. It's a townhouse, all renovated but of course there are some little things we'd like to do like kitchen backsplash, paint a couple rooms, etc. I'm dying to get started smile We only had our offer accepted May 10 so it's been a very busy month.

I haven't been on much, just got back from a trip to Georgia with my DD...was fun but tiring for me smile

AND..we get possession of the house on June 22nd!! I am going to check it out tonight since I haven't been there is about 3 weeks...my DH says it looks really great...can't wait!

Nah. Nothing here. We keep going by every couple of weeks... A few houses down from where ours is supposed to be, the ground has been cut into and it looks like they might be trying something to prevent from having to construct a retaining wall. It seems quite reasonable and the land is graded gradually down; meaning if they did that on our lot too, there would be no 10 foot drop at the end of our property... So here to hoping they do it to our yard too!!

As for the interior, we don't think they will be doing anything for a while yet since our delivery isn't for another 3 months and we are the last delivery on the block. Just the exterior is up (no brick) with windows, roof, shingles, etc... I will start posting on fbook soon. smile

I've been creeping through these posts for a couple of months and want to join in on the fun. We should have possession of our new home in early July. Here are a few photos...I'm looking forward to seeing the house as we're currently living 5 hours away from where we're building and I haven't been to check it our in over a month. Last time I was there all the drywall was up...hopefully I'll be able to share some progress next week.

We built with Insulated Concrete Forms (ICF) in the basement. The main and second stories are insulated with a thick rigid styrofoam and spray in foam insulation. No batt insulation anywhere in the home!


Rather than building with OSB our builder uses plywood as his standard sheeting material.


MY favourite feature of the home...stagger height windows in my living room. The tallest window is 14 feet tall. This photo also gives you a good idea of the size of our lot. The photo is taken from the back corner of our lot.


My Husband's favourite feature of the home...on the right hand side you can see a drive-thru garage for all his toys. He's also got satellite going in!!

Siding with vinyl shakes. The siding is supposed to be more of a green color, but it seems to look more grey to my eye...

AFU - FINALLY went in yesterday and picked the finishes for our house. Of course, I forgot my camera! But I'm going to go back soon with paint chips so I'll take pics then and post them. Looks like they're ahead of schedule, so I'll keep my fingers crossed. Now we just have to call our realtor and list our home! Bah, not looking forward to selling when we have a baby and two dogs. Should be interesting!

Our driveway area has been grated a little bit and yesterday there were NO PARKING signs set out in front of everybody's driveway space, so I'm guessing we'll have a driveway soon! Which will be nicer than the current mud pit!

MrBudd - WOW what a huge lot! Is that is Edmonton or up in Fort McMurry? Those windows would be my favorite too!

MarriedBliss - It look fantastic! The kitchen cabinets look amazing!

AFM - We have the Realtor coming over tomorrow night, so we can start that process. If I said I was scared, that would be an understatement! I am terrified! I hate selling! There is sooo much to do to get the place ready, then what if we don't get what we are hoping for! DH says I always need something to stress about wink. Anyway, with the new house we are in the limbo phase, signed off on everything and waiting for the permits and breaking ground too occur.

MRBudd - Wow, your house looks awesome. I really like the windows too. Very unique. We also have ICFs in our basement. Our top was done in SIPs so a rigid foam in between 2 OSB boards.

Miss MArtini - I hope you sell your place quickly. I can't imagine keeping up a house in perfect shape with a baby.

MarriedBliss - Wow, I can't believe you are all moved in. Looks great. Thanks for sharing your pics.

cdweels - Yikes, you have to sell too and with 2 kids. I don't envy you. Hopefully it will be a fast sell.

AFM, my house is still way behind. I am due to give birth in less than six weeks and I am starting to panic. If they could get a few things done then I could at least start moving around things. They are digging some holes today to put in concrete tubes to hols up our deck. I am excited as it something different to look forward to. Our backyard is a mud pit right now. The heavy rains lately have not helped. We had a bit of a landslide this weekend. Pics to come soon. I promise.

I'm here too, to join in the madness. We officially signed the papers for our new house about 3 weeks ago. We don't have a real possession date but it looks like it will be in January/Feb 2011. I'm going with February since there is no road completed yet.

We have just started making interior selections, we choose the cabinets and appliances on the weekend. Then its off to lighting and interior decorators next week. After that we're in the same position as cdwells.

I too am terrified of the selling process, especially since when the listing time comes I'll have a newborn as well as a toddler.

Looking forward to sharing in all of your progress everyone!

cdwells -- it's actually just south of Sherwood Park (about 15 minutes) along highway 21 in a small community. We found it to be so greatly located with only 20 minutes to south Edmonton, the airport, and sherwood Park....and the lots were DIRT CHEAP!!

We went back to the house tonight to meet with a blinds consultant (holy expensive!!), the painter was there finishing up. All the accent walls are done and he was just doing some final touches!! It looks awesome but I forgot my camera frown

The light fixtures and doors are all in the house ready to go and there were some guys working in the basement.

I CAN'T WAIT TO MOVE!!!

Question- has anyone else done custom blinds? We are looking at mainly roller shades and some cellular, but man it's costly. I think we'll do it since were trying to take the "do it right the first time" approach, but it still stings!!

Hi Ladies!

May was a crazy month for usnot sure that I even had a chance to pop in on our group here!

DH and I took off, very last minute, for a trip to Punta Cana at the beginning of the month and we came back to craziness! I have been paying for our impromptu trip at work ever since and have been working 10-12 hour daysand weekends tongueold

We also got our current home in top shape and on the market! Its so spotless in here, its incredible! I think it shows nicely, so fingers crossed it goes! (heres a link if you wanna peek! http://www.polarissells.com/view_listing.php?listing=mls&id=E3226192 )

And our new house has had some hiccups that have slowed things down a bit. BUT Ive been assured that they will pick things up and it should be complete by the end of Julyguess I need to change my ticker! Im ok with the timing, just as long as things are done properly! They really fd up on the drywall in some places and after 3 weeks and 4 visits by us, its still not fixed angry They had the taper in today and yesterday, but they still need to fix the drywall its not staying how it is (its ridiculous really - they have some majorly bowed walls and didnt cut out our in-ceiling speakers or pot lights in the kitchen). Ill be sending emails tomorrow and making some calls to make sure things are back on track!

Sorry I dont have time to catch up with you all, but I must say:

Nat you house is fabulous and Im so excited for you! Its looking so great!

Dreamer Ive never seen a house go up like that! Talk about seeing progress!

Lyndsaye Home Depot has cellular shades that they will cut to your specific size right in the store for you. Now they are basic cellular shades I am sure, but I thought they looked pretty nice! We are putting them in our bedrooms upstairs and because of cost decided to go the Home Depot route.

So we have run into our first problem......our possession date is June 24th and they have hardly done anything since the day we signed the papers (April 19), as the house was already at the drywall stage at that point. Since then they have, primed, installed the sump pump, cleaned the floors and did the brick work on the outside of the house, THAT IS IT! I was starting to get a little worried as we gave our notice on Friday, so I had DH email our sales guy. No response 4 emails and 5 days later, so he called the builder and our sales guy is on holidays (he did tell us, but it was May 5th when he left and we figured he would be back by now) that is why he has not emailed us. So DH talks to another guy there and he says "what! We are not even at the finishing stage of that house! The cupboards won't even be in for 2 more weeks, this house is not due to be completed until JULY at some point and we don't even have a finish date."
OH MY FRIGGEN GOD!!!!!!!!!!!!!!!!!!!!!!!!!!

I just knew something was up as every time we check the place nothing is being done. Someone screwed up somewhere! DH then called the Head Guy of the building company today as has yet to hear back from him. We have signed papers with a June 24th possession date and we were assured by the builder that it wouldn't be any later than a day or two at the most. GRRRRRRR!!! I hate sitting here wondering wtf is going on! Not only do we have to be out of this place by the 30th, we have a pre-approved mortgage rate until July 17th that is really low that was done before the hike. The builders knew that is why we picked the house we did as it was a Spec Home at would be finished in time for us to secure the low interest rate.

I am beside myself......I just hope we have some good news tomorrow and someone finally calls us back!

Beautiful houses ladies smile we're picking out the kitchen stuff tonight - finally smile so FX that we're able to upgrade to stone countertops (depending on how much the builder charges us).

if not, it will go on our future to do list. we have friends who install countertops, so i'm sure we can get a great price, it's just that i'd love to add it to the mortgage, as opposed to paying it out of pocket.

I'm getting excited now for our house to be done too. 27 days...

To the Ladies that our going to be listing your houses for sale: I feel your pain, especially with children. It was that much harder and exhausting. If it hadn't been for that, my house would have been easier to maintain during the time it was listed and I would have held out longer and even continued with a private sale... but I was getting too tired and just wanted it sold, so we ended up with a realtor.
We are finally mortgage free for a few weeks. What a load off. lol. Saving up for our closing costs and the few things we need to purchase right away.

Just a small hiccup with the final sale. Our bank promised there would be no penalties for breaking the mortgage because we're taking a bigger one out at the end of the month... So we're trying to get that $900 back.

So we got the call to come in and approve our blueprints tonight happydance. So we head to the showhome to do that at 4 (supposed to take an hour) then rush home and tidy up for the agent to come over at 6:30!

Soooooo the builder didn't get back to us yesterday, surprise surprise, so DH had to call them again this morning. He spoke with the head guy for our builder and he blamed it all on our sales guy (who happens to be on holidays) and said that our sales guy pushed the finish day way too soon blah blah blah. DH then nicely told him that HIS signature was on the original documents with the closing date on it and he quickly said that they would do their best to get it done within a day or two of the original date. He said he was making tons of calls yesterday and will have a crew in there asap to finish up! He did try to say that there would be a hold up as the cabinet order will not be in until the 14th, but we ordered our cabinets 2 DAYS after we bought the house, so the fault is not ours! I guess they will have to finish the rest of the house and the the kitchen at the end! Sigh, the headaches of a new build, don't we just love it?!

I am soooo stressed right now! Our meeting with the builder went ok last night, as we signed our preliminary blueprints. They are waiting on a few items from estimating still before they can put together the addendum for the pricing. I am scared to see that addendum after yesterdays meeting! Some of the allowances we worked into the cost of the house at the beginning, look like we did ok price wise, but it is these extras all of a sudden...like because of the 3rd garage bay we need a steel beam, which they are waiting to price out at the moment. Seriously, I am terrified to see how much that is going to cost!

Then the meeting with the Realtor went really well. We got along with him really well. Ironically he is also building a house with the same builder, same sales manager, and the same (but slightly modified) floor plan. The best part was the client he was meeting after us, was actually my SIL who is also selling their house! It was weird.

Anyway, we communicated to him how busy we are, and that we sort of need pressure from him put on us. So, he put the pressure on! We are listing next FRIDAY! Needless to say I now have a very busy weekend planned.

Anyway, thought I would share the picture DH took of what the front of our house will look like. Needless to say, this is my motivation right now!

babyfever - congrats on signing the papers and starting to make your selections. Hopefully the selling process will go well for you.

Kaseyboo - things are really coming along, the house looks great! You are a bit ahead of us, they are just starting our drywall, poss. July 31st for us.

Melonia - Your house looks great, fingers crossed it sells quickly. That really sucks with the drywallers, hopefully they get it fixed right soon.

JennV - Your house is beautiful, love the arches and openess of the house. Hopefully the Head guy can get people in there quickly and you won't be too delayed with moving in.

April - I am sure you are getting excited, less than a month to go!! I hope that things work out with the bank and you get your money back.

Baby_toes - Congrats on the purchase, would love to see some pics.

cdwells - I am glad things went well with the drawings, fingers crossed that the estimates come back at a reasonable price. I know your feeling right now, we had so many things on our list...not easy to cut some of them and its not fair when there are things added 'behing the scenes' (like the beam). A nice motivational picture, good luck selling!

AFM: We have been to the house almost every week lately. The are finished all the rough ins, and we had our initial walk through. There were a few things, they needed to fix but nothing major. They should have begun drywalling this week! as the siding has been completed. I will try posting a picture from last weekend...excuse the snow! LOL. If this works I will add more pics later.

cdwells - Sorry everything seems to be happening at once! That does sound very stressful! I hope the extra costs aren't too much. I LOVE the look of your place though! It is really nice. And that's such a coincidence about your agent!

Jenn - Oh my goodness! That is so frustrating! But I'm glad your DH was able to get him to agree to the right closing date. That must be such a relief!

April - Happy Birthday!!!! Any news on your penalty yet?

AFM, I am going to go look at the house tonight. The painters were there all week, so I am hoping to see a lot of progress! Hopefully the hardwood will be done too!

Well I can finally get into this topic and post something somewhat good! We are currently in the stages of getting the basement walls tarred, beams put in and having it back filled! I was told that building would be stressful but didn't realize it would be right off the bat. It's amazing how many little things you don't notice in/on a house until you actually build one. Here are a few pics of our progress so far.


The stone/stucco layout will be a bit different once it's up.









P.S. If anyone is watching the Stanley Cup Final...GO HAWKS!!!

cdwells -- we too had to have the engineered steel beam put in our garage. While I'm not sure what the beam itself cost us we ended up paying about $142 a square foot for our home, keeping in mind that we have an ICF basement and the foam insulation through the rest of the home (about $30 000 upgrade). I'm sure the figures will all work out in the end. I remember when we were at that stage in the building process we priced the home out with all the bells and wistles and then started cutting out all the "luxuries" that we could do on our own later on (ie: stonework on the outside we can DIY; granite we can upgrade down the road, etc.)

Good luck, and I LOVE the front elevation photo you have there. I'd love to see the floorplan!

ok, so i finally downloaded the pics onto my laptop.

so, this is the stone tile that will go around the fireplace (i think all the way up to the ceiling)


this is the coolest thing ever, we got it for the family room off the kitchen. it's the "cuddler". both of us can lay on it and it's sooooo comfy, best invention ever smile (it's circular, 56" across)


this is the colour of the brick/stone and the siding:

the roof will be a greyish brown.

this is the hardwood:

tile: top left is master bath (it's like a pearl-y cream), top right is the kitchen (light/cream), bottom left kids' bathroom (beige with brownish swirlies), bottom right entryway/foyer and powder room)

we had such a rough time with the kitchen people, they're morons. they passed our file around from one rep to another, finally this 20 year old graces us with her presence and she had no clue about any prices, nothing! we finally said we'll go with granite, picked our colours and asked her to email us the quotes. ridiculous. but i love, love, love everything we picked, i can't wait to see it all together smile

Ariel, I really like the color of the granite you picked out! We are looking at a very similar color in caesarstone (oyster). Do you happen to know the brand/color of the one you chose?

thanks smile it's called "cardiff cream", i'm not sure what the brand is... but if you google "cuisi-n-art" on St.Rene Est in Gatineau (that's where the builder sent us to pick out the kitchen stuff), you could just ask them what's the brand they carry (all the samples were the same brand).

they had another one (just slightly more warm creamy tone), called Coswell Cream, that we will use in the master bath.

Ariel - It all looks fabulous!!! I love all the choices you made!! Especially the kitchen cabinet colour and granite.

bride - Hi again! Love the progress so far! The drawing out your place looks really nice too.

AFM, The railing guy was in on Friday night putting the curved staircase railing in, so I can't wait to see it! It also looked like the hardwood was in, but it was covered by paper to protect it from the painters. I am soooo excited!

DH and I did a bunch of running around yesterday and today. I think we found some pendants and dining room chandelier that I can be happy with for now, and we can't beat the price. We also bought enough new dishes yesterday for 12 place settings. We needed new everyday dishes because the ones we were using were very old and mismatched.

These are the pendants we are leaning to for over the island. I think they will look really good with our commercial grade appliances.


And the chandelier - DH prefers the oval shaped one (top left).


This is our second pick for pendant (crystals in glass tube) and chandelier (top left), but I think it's too fancy for the open style of our main floor.


And the dishes we got.

Bebe_mama, i loooove that chandaleer! we have a similar one (it has those seashell thingies and crystals intertwined) in our entryway in our "old house", we got tooons of compliments on it)
