We now have ceramic tiles!

Although they look white and sleek, they are off white/beige with texture to them.

wow your house is really coming along! I'm pretty sure they don't need another 3 months to finish...

I don't have new pics right now, but on our way out for the weekend we stopped by our house and saw that we have the real stairs in! I can't wait till they take off all the protective stuff and stain them Ok, they can wait till all the heavy work is done

Hey ladies, can I join this thread? We signed our APS on June 18th and have been given a closing date of April '09. They haven't started any digging yet but we have had our first structural appointment at the design center. I can't wait to get the call from the sales center letting us know that digging has started!

Please add me! We're moving into our new home on August 20th! I can't believe it's only 2 weeks away!! I haven't had as long of a wait as some of you ladies since we only really decided to move a couple of months ago. This is our second home ever and I'm especially excited because we got a lot of new stuff.

Question for you guys. Would you shampoo the carpets of a one year old home owned by an older couple that appears to be very clean? DH said it's not great for the carpets to shampoo them and it's not necessary. Thoughts?

I would. You never know what could have ended up in those carpets, food smells and spills, dirty outdoor shoes, etc.

Hockeychick-Is your house right on the corner? If so, you're pretty much in my back yard. If I look through the 2 houses that we back onto I can almost see your house! I can't believe you're closing in November....you're way ahead of our house

So, we went in today and insulated our garage. It looks to us like the next step for the builder is drywall. They have all the insulation up in the house My sister is coming from out of town tomorrow so we'll be out there again, I hope they put the drywall up for when we go back!

Dotti: I know, I doubt they need 3 more months to complete our house too. However our neighbour said he hasn't seen any action at my house lately, so I guess there's a little break in the finishing.

Alee: Yes we are on the corner! That's so funny that you can see our place through the houses! Yeah we thought our house was ahead of schedule too and asked to close 5 days early and were refused so I guess we'll have to pay one month's rent in November plus the mortgage...that sucks.

I can't believe it's AUGUST!!! The countdown on the fridge is getting really close! We are in the single digits until dh is done work.

No new update on my house... I'm hoping that we will get an email from the builder this week.


Hockey_chick - your house is looking really good.. Sucks that they couldn't move your date up by 5 days.

Ana - we probably wouldn't shampoo the carpets because it would only be a little bit before we would need to anyways because of our 3.. but with a little baby that will be crawling around soon - probably - just to get rid of anything that might be in there. Can't be too safe with the wee ones.

My husband called the head office today since the sales office didn?t seem like they knew what they were talking about. The REAL reason is that they have to finish the homes behind us first because right now it?s against Markham?s fire code. He fire trucks have to have access to the streets in case there is a fire. I guess because the laneways aren?t done yet. Anyways we aren?t going to drive out there for a few weeks in hopes that next time we go look more will be done on it. They also told us that come February they have the right to give us another 35 day postponement letter and then they can give us a 2 week postponement letter after that with no penalty against them if needed! I was really mad but I think I?m finally over it.lol.

Jomeika (sp?): I hate how builders don't seem to know what is going on and what the rules are. Hopefully it all works out for you and you can move on time.

As for me.. there is absolutely no way I am moving at the end of the month. Our site supervisor said if everything runs exactly on time without any hiccups then we can expect to move in 2 months. If there is problems then it will be more likely be at the end of November.

On the bright side, it is looking more like a house now. Today, the framers are putting up 2 walls with a crane and then tomorrow they will do the second story.



DH also put up our house number sign.

NicoleA: I'm so sorry about the delays, but at least you most likely won't have a house with tons of defects because they rushed to get it to you on time.

As for me...3 months until we move!

Anyone know when I can expect to have a date for my PDI? Dh and I want to book an inspector but it's kind of hard without a date. I assume they won't know until very close to closing...

Oh yes, the electrical walk-through was done a long time ago, before the drywall went up. It was basically a guy walking us around our house and saying " so you'll have an outlet here here and here, a light switch here, a light here, etc." while pointing these areas out really really quickly. When it came time to do the basement, DH and I were still in the stairs going down when he was telling us we'd have X many lightbulbs "here, here and there". It wasn't "good" but it wasn't "bad" either. The only thing that I'm glad was pointed out, was the location for the light switch in the kitchen. The guy mentionned that normally they are put at a certain spot, and for some reason, our floor plan had it at a weird area, so we signed a change request form on the spot to have the location of the switch changed.

It lasted like 15 minutes, and that's only because we chatted for a while with a few guys.

We got a letter in the mail about 2 months prior to closing give us the date for our trim check (1 month prior to closing) and our PDI (a week before closing.)

My sisters house is closing in 2.5 months and is looking to be at about the same stage as yours. I can't believe how quickly some peoples houses are built! I remember when I was moving in I posted my trim inspection pictures and someone who was moving in at the same time didn't even have anything other than the basic framing done...but she moved in on time

As for us, we decided to drive by the house for fun last night after work and for once, the door was unlocked, and the house looks amazing! All of our ceramic tiles are in (kitchen, foyer, powder room, laundry room and bathrooms), our ensuite looks friggin amazing if I may say so myself, our fireplace tiles are installed too. I love the way everything looks. Of course I didn't have my camera to take pics, but we're going back today to show the inlaws so I'll make sure to bring the camera with me this time.

I am sooo looking forward to moving!

Congrats on moving Carie.


We got in the mail this week an invitation to a "get to know your neighbour BBQ" the Sunday before we get our keys (and luckily its 2 days after we fly into Ottawa), so we will be going to that - great way to find out if there are kids around my kids' ages.
And in 11 days we are moving into a Hotel. Can't believe how fast its sneaking up on us.

We don't need to paint, as our builder let us choose colors etc. However, we need a few stipple touch ups, and the warrenty department had suggested that we wait out the year, as we'll likely have cracks/nail pops etc.

Each of the girls are getting their rooms done for Xmas (new bedding, painted, decorations, in one case a bed LOL, etc). I figured their space needs to be done more than any other space, and we can't wait a year to do it.

We'll be painting right away. I don't mind doing touch ups every once in a while if I have to.

We have our insullation all done and dry wall is lying in the rooms

Is it not standard to have your homes painted before posession?

kattyb - Can you not pay to upgrade your paint? Ours was what we wanted anyways (just had to pay extra for a 4th colour choice) but our friends upgraded the paint in their house!

I moved in nearly a year ago, I really need to stay out of this thread, don't I? I can't help it!

Kattyb, your paint question got me thinking. One of my designers had once mentioned to me that it's considered "rude" (his words ) to paint your garage and front door a different color when you're in a row, because it makes the entire row not flow as well.

Has anyone else heard of this??? Our garage door and front door are brown, and while I don't hate the color, I wouldn't mind changing it.

Thoughts?

Hey ladies! I am very happy to be joining this thread. DH and I bought a piece of land in March and are preparing to break ground by the end of this month! We signed off on our house plans last week and are just awaiting the building permit so that construction may begin. We don't have an official closing date yet, but it's looking like December/January. We have been busy working on our kitchen design and will be submitting our siding & shingle colors in the next few weeks. We also have to review and sign the final construction agreement. I am just so excited to get started!

I'm looking forward to chatting & following everyone stories!

My house is looking good The trusses and roof was supposed to be done yesterday but it rained.. and it is raining again today. Booo. Also DH and I went to our new place sunday night and we noticed some teenager must have been inside having a party or something. We found a pair of shoes, chips, 1 mikes hard bottle and 2 cigars lit but not smoked. We are lucky they didn't start the place on fire considering how much saw dust the cigars were laying in. Oh an it also looks like someone took a pee

Yeah, I had never thought about it much before either. I guess I can see how it does upset the flow of the row of houses, but meh. I think I'll probably just hold off on the painting and wait until I'm in a single home. I'm still so unsure of what I really want anyways...

We finally heard from the jerks at the kitchen cabinet place and have set up a meeting with them to go over the pricing (remember I had a quote in December for a few thousand less? ) well we will see if they will go back to the original pricing.

My house is all framed and the roof sheets are going up today, after the garage trusses are up?

That would be hilarious. I really don't understand why they haven't officially told us. What if we had to make living arrangements (they don't know we are with my ILS)

NUTS huh? But it actually sort of makes sense. Since it's in a more established area of the community, it has more landscaping etc. and the same model a few blocks away just sold for $274K! And believe it or not, the model home actually has around 100k in upgrades (I called and asked, I know the receptionist ) I really like the kitchen counter in one of them!

But either way...who would pay that for a townhome when they could buy a single for the same price?

Kattyb - for your foundation I think they will just use the forms over again to do the remaining houses! Maybe thats why they didnt do them all at once, they didnt have enough of the forms?

You're only putting in 40? For some reason I thought you would be higher than that!!!

Have you seen the model homes? Some of them are pretty decked out with things that dont look expensive by are. Crown molding throughout, cast iron spindles...little things like that really add up. Plus, I think they're on a premium lot. Still, it is pretty hefty! I wonder if the price somehow includes the futurniture inside

I don't think the appliances would, but everything else would! In any case, it's really hit or miss on what you get back when you resell, so I'm shocked their expecting to get all of it + more! I wonder if they'll end up selling it for the full price.

OK...time to revive this post with my update.

I can't quite believe it, but we now have railings and a banister as well as kitchen cupboards and counters! Of course, they decided to lock us out again so we were only able to look through the windows.

Since DH and I took the day off tomorrow, we're going to stop by the place in the morning. Hopefully there will be someone there and we can go and have a closer look. So exciting

Kattyb - I know...I hope they come back to us in a month or so and offer to close early. It would helps us out. I'm not sure what's left. The hardwood for sure, and the finishing touches (a few scratches here and there and stuff). Haven't seen the upstairs so I don't know if the carpet is in. I assume the bathroom vanity are in as well but don't know for sure. Oh, they also finished the siding in the back and are half way done on one side. I guess they were waiting to do a few houses at the same time since we noticed other houses being done as well...

Everyones progress is looking good.. Wish i had an update to post, but we haven't heard anything from the builders for a while.. *sigh*

But our process is starting today.. Our kitties are heading to the airport and flying to Ottawa today.. The packers arrive tomorrow, and pack the non-essential stuff.. Then come back on Wednesday to pack the rest of the house. Wednesday night we are moving to the hotel.
Thursday the truck arrives and gets loaded. And our car gets picked up. And Friday we fly out.

We get the keys next Friday afternoon, and hopefully our stuff arrive on the Saturday.

I'll post updates when i can, and of course after we move in, but my internet time is very limited over the next several days (gee wonder why eh. )

Good luck for all the moves over the rest of august!

I have a crappy update. We got our stupid registered letter on Friday from the builder. They are pleased to announce construction of our new home has begun. No Sh%^! They would also like to inform us that we can not be on the job site until the drywalling is complete. ha ha. good one! I want to make sure the walls are all insulated properly. They also gave us a new target possession date... October 31st at 5:00 pm. WTF? 5:00 pm? Why would they specify a time? Oh and it is a confirmed date either, just target.

On a positive note, the house looks pretty good. The framing is all done and windows are going in today.

Katty - I was just checking to see if those 2 model homes were still around and looks like the Manhattan sold! That is insane, no?

Also, our model just went from 228 to 243 basically over night. That's a pretty big jump
