Woohoo, the October thread is alive!

DeeGee: Look at your walls! Lucky girl. We have been waiting all week for framing to begin, but as of last night there is still no wood delivered . It's hard to see - is that a road or a river in your back yard?

Kattyb: usually when you get a pick up notice, it means there is something to pick up! I don't blame you for being b!ithcy, especially after the week you have had. *HUGS*

New in my world - our house goes on the market today! I am soo excited and a bit nervous too. We've been talking about it for months, so it's such a relief to finally have it listed - but now the stress of selling begins! Crossing our fingers for a quick sale - we are in a semi, which generally sell fast in our area, but well shall see!

Hi ladies,
Thanks for the warm welcome on the "Sept" page. Hope things are running smootly for everyone...what a process eh? We are headed out this evening, but I will be sure to post some pics tomorrow at some point.

Butterflywings....I notice that you are in Halifax as well. Where are you building? Best of luck with the sale of your home...the markets haven;t changed too much here (yet anyway) so hopefully it will be a quick sale!

update: We have our garage floor poured! yay! The drywall is up, I think ready for sanding. The basement water is 80% gone and our fireplace is framed in and same with the detail above the fireplace.

Butterflywings - I forgot to say that it is a road behind our house, they are putting in a wood fence along that post. There will be no houses on the other side of the street which is nice for privacy.

kattyb - I hope they start on your roof truses soon, that must be sooo frustrating.

NicoleA - Thanks!! How are things with you? I hope the pregnancy is keeping your mind off the house? My 3 month old niece just went back to her home in Calgary and I miss her soooo much. They grow so fast

Thanks for all the good 'selling wishes' ladies! It will be interesting to see the process and how many showings we have etc. The other side of our semi sold in 6-days...but then there are two semi's around the corner that have been on the market for over 2 months....

BahiaBride1: Another Haligonian...yay! We are building just off exit 4 in Timberlea. In what area is your new home? We visited Ramar show-homes back when we were deciding on a builder and they have some very beautiful houses.

NicoleA: Sounds like lots of action going on at your place. Woohoo!

BTW, this thread is great. It's refreshing to chat with other gals going through the building/selling/moving process.

Hi ladies,
Clearly, I've been neglecting this thread. I just logged on with this username for the first time in a while (I'm more of a BabyBeller these days) and I realized I was still on the "waiting for your home" list...

We actually moved in August 12th! Sorry for not updating. I'm a deadbeat homeowner!

I will post pictures when I get around to taking them. I'm trying to wait until everything is perfect before I do, but that could be years!!

Best of luck to all of you! I will pop in every once in a while to read your updates and see pictures of your houses!

So we went to show the in-laws our house and it looks amazing! Of course I didn't have my camera so we'll be going back this weekend. Won't be able to show pics of the inside (until October 16th when we have our PDI!!!) but we now have grass and our real front door is finally installed (in teal with the brown garage - it actually does look nice so I'm happy about that)...Hope everyone has a nice weekend!

We get our first place Nov. 17. Its a 1450 sq ft (including basement) townhouse in Varisty. The inside is super fugly so when we get in there it's reno time. The previous owners painted murals everywhere of cartoon cows!! Makes me glad my dad is a painter!

I hope for all you building new I hope there are no more builder delays, those sucks!

We used to stalk our house about twice a week..Once at the beginning and once at the end. Now it's only once a week since there really isn't much left do to.

Oh, and we stopped by the sales centre yesterday to sign papers re: inspector we hired for our PDI, and the sales lady asked if we had been in our house lately. We told her no since it's been locked for months. And she tells us that she has a key and all we had to do was ask for it! WTF?! You tell us this one month before closing?! So we got all excited and said we would love to go check it out, and then she says "unless they've put your door on already, then I don't have the new key"! Damnit...they just put our real door on this week... So looks like we'll wait until PDI in 2 weeks to see the inside all finished.

Anyways, just wanted to let all you Urbandales buyers know that the sales centre has your house key..LOL

Hockeychick: your house is beautiful, the teal door was definitely a good choice. I can't wait to see the inside!

BahiaBride: Wow, we are close! A good friend of DH recently bought a split-entry house in that area so we know it well. It's a great spot in there. We are building on the other side of the exit in Sheldrake Heights. Construction has started and we are due to take possession December 20th....should be an interesting Christmas! lol. I am looking forward to seeing pictures of your new place!

Kattyb: DH stalks the house every day. I usually only go out when there is something new to look at, so I haven't been our in over a week (booo). But I remember back when we first bought the lot in March, we would drive by all the time and just stare at the lot. I am sure people thought we were nuts, just staring off into the woods.

Hockeychick - your house looks amazing. You must be so excited!

We are a go for our closing of October 27! It looks like there is still a lot to be done (doors, trim, paint, cabinetry etc.) but we've been assured that the house will be completed on time. Yay!

My hubs house-stalks once every two days or so but I usually only check in on the weekends (it's dark by the time I get home from work now!). It's crazy not to - they make so many mistakes! You would be amazed at the things that we've had to get fixed already. It's way easier to get mistakes fixed now when the trades are on site then after closing when they already have your money! For those of you who get locked out, make nice with the site super or one of the subs, you should be able to get a key from someone.

I haven't updated in a while and I'm not on the list... mostly because I haven't given you guys a move in date I think... That's because we're self building but I thought I'd post some pictures anyway. I'd love to be in by Christmas but thats a bit of a dream, I'd say end of January would be more likely.

Anyhoo... just started framing this week, it's flying.. we should have our roof trusses on by Friday.

Butterfly: It's funny.... we were getting our floor done about the same time you did and I told DH that your move in date was Dec 20 so we should be able to swing that right... he kind of laughed at me... I'm still going to hold onto a bit of hope that we move in before Christmas.

We're building in Musquodoboit Harbour (Salmon River Bridge actually)

Is Ramar building your house?? If so, what model did you choose?? DH's sister and her husband just built in McGrath Lake (2 Storey #11 model)

leafsfan: a Dec 20th close would be wonderful, however, considering our framing was due to start weeks ago, I am not holding my breath for a Christmas close. *sigh* But I'll try not to worry about it until at least November, when we have a better idea of where we stand.

Our builder is Enermax Homes and we are building a split-entry like this, without the garage:

To answer the stalker question... DH drives by everyday on his way home from work, and I go 2-3 times a week. We've slowed down a little lately cause there isn't as much happening, we have to break in all the time, and we have our PDI in two weeks so we'll see everything then

KattyB - LOVE the roof!! haha. That's awesome I hope they give you that light with no admin fee.

Right now our builder is figuring out about our kitchen pendant light. I have three answers from them:
1. We have to use their supplier and pay extra for their electrician
2. We can buy it after possession!!! (which I am hoping for)
3. We can buy any light fixture but they have to install it to pass code.
We are going tonight to check on the house......robber style! Check it!

DeeGee - what we did for our pendant lights was to have the builder install two capped octagon boxes on a switch. Maybe that's an option? Their electrical supplier won't even do pendants because they get broken so often during construction.

Everyones houses are looking good! So much progress!

DeeGee: wow! you really lucked out! How did you get so lucky???

moi: The fiasco continues... our fireplace still hasn't been fixed. and now we have a new issue which is partially our fault. Our sales person forgot to write up our upgrade to smooth ceilings. DH went to the house yesterday and saw they popcorned the whole house. We pulled out every scrap of paper we have from them and it was missed. We are so disappointed. Also, we got a call from our lighting supplier and they screwed up our order and have it written down that we want 21 potlights when we ordered 14. she also told me that nothing has been ordered and that the trim is on back order. She told me not to worry though because they won't need those until the drywall is done. I snapped and said the drywall is done! Poor lady, damn hormones! On a positive note, the house has been primed! yay! We are one step closer.

***********************************

Bad news, they want to charge us an additional $400 for the stone on our fireplace. They were originally charging us $750.

NicoleA and cbs - Have you met with your lawyers yet? I tried calling mine this morning to find out what we need to do re: docs, utilities, appointments, etc. and of course the person I need to talk to is not in the office. So now I'm waiting for that call. Do you have all these things set-up already? I feel like we've had so much time that all of a sudden we're down to the wire and I don't know what we need to do!

On a happy note, we called Rogers and the garage door opener guy to have everything set up. So I'll only be internet-less for a day... I may be too busy to log on, but we'll see

Dotti: We haven't met with the lawyers yet. When we bought our first house, we met with the lawyer two days before closing to sign everything; however, we did get a call a couple of weeks prior letting us know everything that we needed. I haven't yet heard from my lawyers but expect to hear next week at some point.

I think that last time, I set up all of the utilities (hydro, gas, water tank rental) on my own; however, in some cases the lawyer might do this for you. I'm not 100% certain. Maybe someone here who has moved more recently can shed some light?

Excellent!!!!! We are sooo happy with everything. We hired our own inspector and as it turns out, we probably didn't even need him! There were very few items listed, 16 to be exact, and they are all cosmetic except for 2! The builder rep that was there was awesome and very very thorough. We were there from 8:30 until 11:45! Dotti: Nope I haven?t seen my lawyer in months! I?m not sure what happens with utilities. My sister works at my lawyers firm and told me my paralegal has been away sick for 3 weeks! I asked her if she knew anything but my paralegal is the only one who deals with new home construction. Nice! When we sold our last house the only thing our lawyer set up was the change of water and sewer. So I have no idea what is happening this time.

Kattyb: Hopefully you hear back soon! You think your prices are a rip off.. we didn?t get baseboards as nice as hockeychick?s and they were just as costly as yours! Living with the ILS will go by fast. I have been with mine since the end of November and really it isn?t that bad. Sure there are annoyances, but truthfully it has brought DH and I closer (strange, I know) OMG! L& T is closing. Sad but good for us.. deals here we come!
Hockeychick: you r house looks amazing. I am in love with your baseboards. If we had that option we would have went with those!! Seeing your pics makes me anxious to move! Congrats!!!
Butterflywings: boo to builders! Hopefully they get their butts in gear.

I have a crappy update too: Remember how we were fighting our builder over the drywall detail on the fireplace that wasn?t supposed to be there? Well the design centre lady told them that our conversation didn?t happen. That we didn?t upgrade to a full front of stone, just for the inset. I couldn?t believe it. I think she is only doing that because she mis-quoted our shower tile in our favor and now is trying to get back every penny missed. Unfortunately for us, the only thing it says on the forms is ?as per discussion with home owners?. We didn?t think to ask for a drawing because they wouldn?t give us our blueprints or any other drawings related to details in the house (fireplace, build-outs, built-ins, etc) so now we have to pay $400 more and perhaps the $500 admin fee (which isn?t happening) So DH and I make an appointment to meet with our sales rep for last night to sign the form (which is on the other side of the city) and we get there to find out he is meeting with another couple and doesn?t plan on meeting with us. He throws a the form at us and says ?just sign it? again it is worded so we can get screwed again. Dh demands the wording be changed and have it say ?like showhome A? so we sign it and leave. I was livid. We told our sales rep we had other items that needed to be addressed and he dismissed that. Once they have your money, it is basically screw you! He told me ?just send me an email? I told him we weren?t driving all the way back out there again, and that we can deal with this at our property or via fax and email. Bah! So here is what I wrote last night:
Hi sales person,

Since you didn't have time for us tonight here is what we wanted to discuss with you.

1. We would like to reiterate that the air conditioner is to be located on the side of the home NOT the rear
2. Our main bathroom sink has not been accounted for and should be the same as the ensuite and the powder room
3. We would like new forms confirming that all wood is to be maple.
4. We would like the charges to be reviewed for the pendant lights as we were charged twice. Supplier charged $40 electrical installation fee and $230.32 for the pendants. Builder charged an additional $150.
5. We would like a drawing of the fireplace, since our discussion at the design centre wasn't good enough.

As you can imagine, our time is very valuable to us, we thought you would have taken the time to address any concerns we might have tonight, but once again we are extremely dissatisfied with the service we have received thus far. We hope that the service and commitment to us as clients improves.

Regards,

Dustin & Nicole

Funny thing, we received a letter from the builder addressed to DH and I with our home address, etc.. then it goes on to say ?Dear Dina and Carlos? WTF? The letter doesn?t even make any sense. I wish I had it with me so I could show you guys their incompetence. Can you tell I am mad?

Oh, and now that linens n things is going bankrupt I really need to check out their stuff - I have LOTS to buy for the new house!!!

Bad news...I read your post and went to linens n things after work since we need some new bedding(kingsize woo hoo). Unfortunately, only the stores in the states are closing and having liquidation sales. The canadian stores will remain open..boo to that. However...our trip was not a complete waste since we came home with this bedding!!!

I saw it a while ago but DH wouldn't let me spend $320 on the comforter alone..but we walked in and saw it was 50% off! I was so excited! I refused to pay $80 for that bedskirt though so I'll just find one elsewhere..

Katherine: Your house!!! It's coming together! Great progress

Nicole - I would ask to contact your sales person supervisor and if that doesn't work write a letter to the president of the company. Make them know that word of mouth is huge in the building world and as a young couple with many young contacts coming into the housing market your thoughts on builders will sway their vote.
Your sales agent seems like a d*ck. I had the design center reword a couple things so it was insanely detailed, hopefully a face to face conversation with your design girl might help. People are a lot more eager to be mean when its not face to face.

Katty and hockey chick - it looks awesome.

im going to check my status tonight!

ok, that's really weird! I know I posted today and its gone now! So now I have to do a mini post cause I don't really remember all I wrote.

NicoleA - I think you should cc: people on your emails, like your lawyer, Tarion or whoever you think they would care about... the city? BBB? It's really crappy what they're putting you through.

Katty - Looking good! Don't worry the next few months should fly by faster since you're moving out sooner. You're breaking up the time with other things that you need to focus on. Oh and a Mediterranean cruise?!?!? So jealous!!!!

Hockey_chick - AMAZING! Everything looks so good, and I'm so happy to hear that your PDI went so well. We know that we'll have some things to complain about... like a ridiculous switch that is above the thermostat, that is above another switch in the dining room... what does this switch do? Oh it just turns on the fan in the main bathroom upstaris!?!? Someone told me this is new code, but it's sooooo dumb! If it has to be there, fine, but at least put the two switches together!

Update from me - We are now totally locked out (they put in the basement window finally that we've been crawling in through). But from looking through the windows... EVERYTHING IS DONE! The granite is in, the carpets are in, the stairs are stained, everything! I can't wait till our PDI next Friday, and now I'm so happy that its only a few days before closing, cause I def won't want to leave after lol

Don't worry, I'll take a lot of pics, (as the befores), and then shortly after moving in and all of our painting, flooring, and furniture is in I'll take more pics

I can't believe that I'm finally here! By move in day it will have been 1 year and 5 months from the time we signed the papers!

Oh yeah, and I remember my other bit. I met with the lawyer this morning and got everything done there so now we just wait to have things to sign We did have to set up all our utilities which DH did so we're all set. Now we just have to finish packing... and I'm so tempted to just leave all my crap here and start fresh

ok, so apparently my mini post ended up being longer than the original... oops

Yeah my SIL has that in her house too, I find it so dumb, I don't understand it! But you're right, at least put the switches together!
