The layout of the city makes it hard to know where to find things unless you're guided by a Spokane native. There's another big mall just on the other side of the river off of Division right across from the carousel in the park that's newer and has Nordstrom in it I think, not sure what all else is in it as it was under construction still when I was there last.

The muscle strain from it can cause pain down the legs, and lots of tightness on the inside of the thighs. The best thing for it is a pregnancy belly support belt - something you can often borrow from your physiotherapist or chiropractor - or buy from them (about $80). It's not loads of fun to wear, but it'll help with the pain and future repercussions (the joint may take up to a year or more to heal post partum and can lead to the requirement of physio or chiropractic care). Get hubby to massage the sore ligaments and muslces in your legs...and try using use a warm compress on them and a cool compress on the pubic joint..... Anyway, the belt carries the weight of the belly and helps push it all in again so it's not hanging on the joint.... it's really surprisingly helpful (coming from the voice of experience

Your Realtor should be able to talk to their Realtor about the action on their house and whatnot and your concern over the seriousness of their offer on your house and inform them that you will not be entertaining extending the dates of the contract unless you see some efforts from them in selling their house....
Either way, it's not harmful to your house being on the market to have this offer on the back burner provided of course that you have a 72 Hour Clause in the offer which allows any new offer to bump the existing one if they do not remove all subjects within 72 hours.

Think about where you saw the snake - are there rodents near by providing food? Long grass and low shrubs for shelter? Rocks for sunning on? A nice water feature or fish pond providing insects and other food (the fish!)? You can likely remove the problem by altering the landscape. Clear rock piles, mow long grass, weed-whack, etc.
If there's an obvious location they are coming from on to your property (like from a grassy field under your fence), then that can be blocked off with hardware cloth.....
And if you see one, just jump up and down and stamp your feet (make the ground vibrate) and it'll freak out and take off the other way. A snake won't try to come and visit you up close.

Then you hang out for a bit for the dye to travel around ( I waited about 45 minutes), then lay on a table (I was face down, total body scan for spine/pelvis issues).... You can probably even get the tech to show you your body on the screen which is kind of funky.

And even Halcyon was shut for financial issues for a time, but they are doing well now I think.
Ainsworth has always been steady & the food is good.
Our economy is doing pretty good considering the global scene. Real estate prices are down a bit, but, there are still many new businesses and expanding businesses in the area. If anyone saw the Red Bull Supernatural skiing event on TV, that was filmed here too. Great snow for skiing in the last 2 years. Not as much international tourism though which kind of hurts, but most people are trying to keep their dollars local whenever possible.
And I've heard the campground in New Denver is the best, but I've never even been there myself.

Dazed, you missed out on Ainsworth....and the Doukhobor museum in Castlegar, you drive right past it on the way to Castlegar from Nelson.... Anarchist Mountain is the scary road on the way to Osooyos, steep yes, but short - did you see the Sasquatch statue at the top? Greenwood was the place with the railroad museum. ....
Creston has the Kokanee Brewery and a wonderful wetland wildlife preserve that you can canoe tour through (Creston Valley Wildlife Management Area)..... From Creston take Highway 3A along Kootenay Lake to the longest free ferry ride in the world to get to Nelson (far more entertaining than the mountain pass to Salmo) and has other interesting little communities and beaches along the way.
I was going to suggest a hot springs tour.
Ok, hot springs.... BC has a lot of them....many are undeveloped hidden gems the locals keep their mouths shut about.
Hitting on some well known ones though are Canyon hot Springs, Banff, Jasper, Radium Hot Spring, Fairmont Hot Springs (near Invermere), Lussier Hot Springs (these are undeveloped, not a resort....on the banks of the glacial Lussier River on the way to Whiteswan Provincial Park, just outside of Invermere), Ainsworth Hot Springs (45 minutes outside of Nelson on the way to Kaslo...they have awesome natural caves carved into the mountain), Halcyon Hot Springs (a little ways North outside of Nakusp. I am pretty sure the Nakusp Hot Springs are closed right now due to financial problems)....There is also another undeveloped one off a logging road near Halcyon (the name escapes me just this second).....
The only ones I have not been to are Canyon, Banff, Jasper & Harrison and the others closer to Vancouver or are up North....

Our one neighbour grew up in our house, her parents built it when she was a teen (her land was originally part of ours back then, she just bought it from her parents)...they are basically the same age as us with kids too....and DH knows them from work association...... our other neighbour behind us DH has known for 25 years+ having worked with him for many years.....they are retirees now I think....the other neighbour , the one on our road, is an unknown, they are Polish immigrants and close to retirement age, but have a teenage son and still both work....
We hardly see any of ours neighbours, but we are all friendly. I has to even borrow a quarter cup of cornstarch to make dinner a few weeks back

We'll chat for 5.... but no one gets overboard 'cause we are all busy etc...

We have 2 cats & a large bird & 2 kids that all generate a lot of mess......hardwood & tile floors. Plus, I love that I don't have to dump it every time I use it..... and DH installed a sweeper outlet in the kitchen for the every day mess, I use that at least twice a day... and there's a hose port in the garage which makes cleaning the cars a breeze - a 30 foot hose is so much easier to handle than a short 3 foot hose on a regular vac in a car.
The hose that came with the house was old, kinked and trashed. Once we got a new hose I was sucking up junk the previous owners hadn't cleaned in 10 years.

Also, I put milk & honey in my tea, regardless of type or flavour, The milk just makes it rich so you don't have that 'sink water' effect and the honey seems to combine complete the flavours while adding sweetness.... put the 2 together and you have more of a rich drink that coats the mouth like a cup of coffee with cream does vs. just a hot flavoured water.

This was the method recommended to me by my dentist, and it certainly helps. I also don't sleep with my whitening trays in, that's just too severe for me, I do it for about 45 minutes at a time.

It makes a really good base for a pasta salad btw, just add whatever veggies you like and a bit more of your favoured dressing to get it all combined and coated.

Prep where it is going to go - a hole 2 times as wide & deep as the rootball you get from the tree.
Tree removal, dig around and down leaving as big a rootball as you can physically handle.... cut the tap roots that go straight down.... rock the ball back & forth to get a tarp under it.... tie the tarp to a shovel handle or something so 2 people can lift it up .... deposit in new hole... fill in, rake smooth, water.... don't stamp the soil, just try to get it all in without air pockets....
If you move it, soon is a good time, before the sap starts to run

I'd actually like the machine so I could make easily portioned treats for the kids.... but I agree, the cake/icing ball is like crack. They are seriously better than expensive truffles even.
I only made them once, with carving leftovers from my son's bday cake a few years ago, and man, they were awesome. I didn't use melting wafers for dipping though, I used chocolate chips with a little bit of crisco to thin it out.

The unit should be in a 'reasonable' (that's the term the BC Tenancy Act uses) condition and in a reasonable state of cleanliness.
If you have already done your move out inspection and agreed to the value of the security deposit you are giving back, then you are on the hook now.
If you have not done your move out inspection, and assuming that wall was immaculate, it's not unreasonable to deduct the cost of a can of paint.... but it also might not be worth the fight if the rest of the unit is in good shape. Sometimes having the cash in your back pocket less $20 for paint is worth it to a tenant as opposed to waiting for a cheque in the next 10 days and it makes a really good bargaining chip when you can say "hey, you did a great job here, you've been great tenants, but, I'd really like to do-over this wall as it was fresh and new when you moved in"...especially if it's the only blemish on the inspection report.
If you need to charge them for a professional cleaner and a professional carpet cleaning because they didn't do a reasonable job cleaning and didn't do the carpets, then it's reasonable to include that can of paint in that bill.....
Not sure how the Alberta laws are, but in BC the outgoing tenant needs to be out by noon on the last day of the month. The new tenant gets possession at 12:01 AM the next morning (first of the month). That gives you time to sort out the move out inspection and bring in a cleaner or do paint work.....(if you did a move out pre-inspection like it sounds like you did, then you know ahead of time if the tenant is likely to leave a mess and you can line up a cleaner or other contractors you may need)
We prefer neutral colours as it makes the unit more appealing to incoming tenants. White's not so great, in the units we have to keep white for the owners we often get that as a complaint from tenants who then ask to paint bolder colours themselves just so they can feel more at home.

Unless you need some kind of a commissionectomy to make a deal work (and yes, Realtors will sometimes kick back some of their commission just to make a deal fly), or, you need to incentivise other Realtors to try to get more showings to get a difficult or overpriced house sold, the commission is split 50/50......

Each Realtor gets $6,000
Then they give up about $3000 to their office immediately. (yes, this varies depending on the office they work for)
Then they pay the 5% PST which is $300 in PST (this varies by province, it's 12% HST in BC for example)
Now there's $2700 and there's income tax.... and all their expenses to come off of it still. It doesn't leave a whole lot in the end..that's not even a months living expenses for our family for example.
Like TheAn said, if you can guarantee to get the comssion from a sale and a new purchase from a client you have a better chance of guaranteed income and can often be more flexible.
And as part of a family of Realtors, no we don't charge eachother comission either, just kick it back against the mortgage for the purchaser.

When conducting an inspection, you can't for example, go into the closets and look around....unless you have a serious reason to do so (like you see a water leak on the ceiling that's new and extends into a closet...then you have the right to inspect to protect your property). But otherwise you are bordering on harassment.
But, there are things tenants gap out about.... storing fuels and sovents or recycling near the furnace or piling such in the garage ...and you have to keep your eye on that. Monthly, or alternating month inspections are good. Picking up your rent in person is another way to peek about regularly to see the general care of the home...and give you an excuse to talk with and stay on good terms with a tenant.....
And just acting on what they have to say helps. If they feel you don't care about your property because you never take care of any of the problems they report to you, then they'll just stop telling you about maintenance and repair issues. If They assume you have the attitude of a slumlord, they will stop taking good care of your property. The last thing you need is a maintenance issue, like a leaking water supply line for a sink, which would have been an $80 repair, get ignored and eventually lead to water damage from a slow leak or if the line breaks which then could run you into the thousands once you repair the dry wall, plywood, flooring, cabinets, and do your mould remidiation.

My mom, bless her, just hit a CJ Banks in the USA and brought me 3 tops, all print, but cleverly designed and they make me look 20 pounds lighter than I am. What I love about the shirts is the neckline designs, 2 of them have invisible elastic in the back that helps define the bust while letting the fabric flow over the belly without extra fabric causing bulk.... one has sheer short butterfly sleeves, but cotton fabric underneath so your bra and sides are covered (no gaping armhole). The prints are all well done, accenting the waistline & elongating the torso.

Also, you and your tenant can also be sued jointly.
The applicant MUST prove your negligence in court for the case to be won..... For example, your tenant told you about the deck rail being rotten and you didn't do anything about it and then a child fell through it and was injured.
It's recommended you have at least 2 million liability on your insurance, and that your tenant also has 2 million on their policy too.

I've had canaries, zebra finches, cockatiels, lovebirds, and for many years now a Blue & Gold Macaw.
I started owning birds when I was in grade 8. They do take a lot of work. Far more work than a cat. Just to scrub down a cage is about an hour long job every week with paper changes every day/every other day. All birds cast mess (food, dropping splatters) outside of the cage so it's best to have them on a hard floor or with plastic matting under them.
Zeb's make adorable sounds, they don't sing, but they trill and make a 'chicka-me' sound not unlike a chickadee... but yes, they will mate and breed every few months and you need to have a source for where to go with the babies. You can have problems with the nest getting destroyed by the parents (I once carried a clutch of eggs in my cleavage at work while the parents rebuilt the nest then I put the eggs back in and all was well, they hatched)...., the babies being tossed from the nest and left to die, babies getting attacked... the females can get egg bound (a condition caused by a lack of calcium in the diet where the egg shell is too soft and it can't be passed by the female.... surgery is all that will safe her life). There is a learning curve as to how / what to offer as foods for fledgling babies and breeding pairs.....
You CAN have multiple females in a cage (not multiple males) and that is what I would recommend if that's the route you want to go.
You other best option is a canary - a single male or female or a same sex female pair to prevent mating issues. Females do sing, just not as much as males.
If you get a bird, get a cage bigger than you think you need (more horizontal space than you think) - the little birds hop really far, and then never get a chance to stretch their wings.... whereas the larger birds and parrot-types will climb and play as part of their daily exercise needs.
I do not recommend lovebirds due to the noise factor and the fact that they have a pretty steep training & taming curve that is better for experienced owners. This can be true for budgies & cockatiels. I'd vote budgie if you want to go the hookbill route - easier to train and tame, easier on the ears, and they can even learn to talk and imitate household sounds.
The hookbills are harder to have babysat by a stranger if you go on holidays as they are more particular about their favourite people and daily routines.... Like Manda said they get demanding if you don't pay attention to them on time and in the proper way and they will scream for their meals too or if their environment is off (I once had my macaw go nuts for 4 days before I realized she was being freaked out by a helium balloon in the living room...)...
So, in my opinion, canary, finch, or budgie... in that order.

they make a good gentle exfoliator and the oat milk makes your skin so soft, and it's so calming for irritated skin if you have a sunburn or a rash or hives.

My only complaint about them is they make your house very very hot in the summer.
We have 1 in our vaulted entry and that really heats the house up, I'm thankful for central air. There's 4 in the solarium, but that's sealed off from the rest of the house by a patio door. The house we had when I was a teenager had 11 of them, OMG that was one hot hot house.
Never had leaking or any problems with any in either house.

Same problem arises with the summer as with the spring break for us, that is, we have no family to help. My parents and DH & I all work together at the same family owned business and there are no aunts or uncles or anything. And DS is ASD (or something similar) and can't be left at daycamps alone.
Thanks to being self employed all we can do is just alternate days we are home with DS. I can be home with him Wed, Thu, and DH Mon, Tue....not sure on Fri.
Our after school child care program, as far as we know, does not run in the summer. We don't have daycares that take kids over 5 years old that I know of either.

I'm not a yeller and DH is so DS finds it easier to walk all over me and manipulate me....and as DD's primary caregiver we girls are just more in tune with eachother...
When it gets out of hand and starts being an inconvenience to us as parents, we've always found the 'cure' to be to force the kids to be with the other parent. Whether it's grocery shopping (leaving the other child & parent home), or an activity (going for a walk, playing a game), the one on one time helps you reconnect and helps the child to force themselves to adapt to the other parent when they usually wouldn't have to.

but, being overweight means I have a belly/boob sandwich with the wire inside when I sit down. This gets pretty painful. especially if there's any lace or stitching on the front of the bra as it then chafes .....
I also have permament bruising around my ribs and under my arms from the pressure of wearing a bra - I've had it since I was a teenager... my body just doesn't like them..... and despite being overweight, I still need a pretty small band comparatively (34") and then there's the weight of my H cup on that band. It's actually the lower edge of the band that causes me the most discomfort.... hence the cut in half feeling.
My current bra is the Annabelle Seamless by Ulla Dessous (middle top row on this website
http://foreveryourslingerie.ca/products-page/ulla/ ) and it's the most comfy thing I've found in a long time (both my mom and I are wearing this one every day now, it has a hidden supportive neoprene type foam under-cup which is super nice)... but there is still some pretty embroidery detail along the bottom band, on the face of the underwire which rubs into my skin and hurts when I sit... as long as I stand, it's not too bad.
