After 30 visits, we received an offer. It was really low, so we countered. They came back higher but we weren't thrilled as it is quite a bit lower than what houses have been selling on our street. However, we were able to negotiate a pretty good price on the house we want to buy. So, now we are waiting on our conditions to be lifted; buyer's need to have financing approved and they want to do an inspection. The financing was approved on Thursday. However, they have delayed the inspection until Tuesday. I really, really hope this part goes smoothly. I suspect they are going to try to nickle and dime us...I don't want to negotiate the price further for very minor things. We'll see I guess.
Baby, I'm so sorry you have had such a horrible time trying to sell your 2 places. Did you end up changing your agent?

In fact, the most common question we have received is whether the laundry room can be moved to the basement?!

My agent has been very good at getting feedback from almost every single visit. There are a few visitors (or rather agents) that are really good at dodging his calls. But, for the most part, we have received feedback on all of the visits.
Mind you, sometimes you don't want to hear what they have to say! Like the first visitor who INSISTED on seeing the house before we were accepting visits. We had a cleaning lady scheduled on Monday afternoon (specifcally to clean our bathrooms) and the visitor came by on Monday morning. Her feedback? She wasn't happy with the cleanliness of the bathroom. WTF?? We told you lady!!
The rest of the feedback has been very positive and yet no offers, so really it's not always that helpful.

Visit 24 was a complete bust. The people barely looked at the place. We had visit no. 25 today. Not sure what they thought exactly, but at least they gave it a thorough look!
Also, I went to look at a few open houses with the girls today. We have a conditional offer that looks like it will fall through in the next few days so I need a couple of back-ups. Well, I fell in love with one of the houses. Probably should not have looked, because now I'll be cresfallen if we don't get either house. I'm at a loss as to why our house hasn't sold yet. Price is good, house is newer, it has 4 bedrooms, family & diningroom on main floor. All flooring is hardwood or ceramic tile. It's not cluttered and shows well. Go figure!

I was NOT expecting a quick sale, but I also wasn't expecting this many visits. Our agent tells us it is quite unusual to have so many visits. I wonder if the pictures are too nice and people are getting disappointed when they see the actual place. Or, perhaps, buyers are very picky since the housing market has gone up so much in the last few years...

We are in a similar boat. We dropped our price 15K last Sunday also. In our case, if we don't sell by May 31st our conditional offer will fall through. We'd take it off the market then, rather than trying to get the vendor to agree to pushing the date further back. We really don't want to be listed over the summer since the market is very slow in Quebec during this time.

Lucasta, I would base my decision on your overarching goals. Are you looking to sell quickly? Or, do you have the luxury to wait it...

Also, is there something special about your property that justifies "top dollar"? Location? Extra coveted features? etc.
Also, take into account your financial needs. Do you require a certain price to make buying your new home possible? Or, is just a matter of getting more would just feel better/would be nice?
DH and I are struggling on deciding whether we should drop our price. We have had many visits, lots of positive feedback, but no offers. There are a couple of things keeping us from doing so; we like our house and it meets our needs, but we want to move for school district. However, we have the luxury of waiting until next year since Sarah only starts kindergarten then. Also, we are "moving up" and the mortgage is going to be double what we currently pay. Not sure I want to make it even more by dropping our price. Argh..I wish this was an easier decision!

We've been on the market almost 4 weeks now. We have had about 15 visits and a few times people have come very close to making an offer. We even had a family come for a second visit. However, no offer yet! I'm starting to think houses are selling for more but taking longer than 1-2 years ago.
If we don't sell by the end of the month, we'll be taking it off the market and re-listing in January for a July 2013 move.
How's everyone else doing? MPs, are the visits done, are you taking offers now?

Crazycatlover, we have yet to lower our price and I'm not sure we will. We are priced lower than if we had listed earlier in the year. We are hoping for a quick sale. We've been listed 19 days now and have had several good visits but no offers - yet. Two couples saw the house on Thursday evening and seemed to be excited about it. But, they want to see what else is available before they decide later in the week...fingers crossed.
However, many of the houses we have looked at HAVE dropped their prices. Since the provincial "moving day" is July 1st, those interested in selling need to do this. But, I don't know where you are located and whether this applies.
DH and I have decided that if our house doesn't sell by the end of May we are going to take it off the market and list it early next year. We figure that there won't be many buyers by then looking to move in July. We'll see how everything pans out, I guess.

I'm kicking myself for not having listed sooner. We thought we had another year to ensure we were in the schoold district but it turns out that we should do it this year to secure a spot.
Our house has been on the market 12 days and we have had 7 visits which I think is pretty good. However, we have no more scheduled now. Fingers crossed for some good action this week and an offer!

I don't like people to drop in announced. When I was growing up, we always made special preparations for guests (i.e. cleaning the house, taking out special towels, bedding, etc).It's kind of stuck and if people drop-in announced, I feel totally unprepared.
And, 15 minutes warning doesn't really change anything since it's not enough time to fully prepare.
The exception is close family (siblings, mom and DH's parents). My family tends not to judge and our house is generally tidier than DH's parents.
As for doing drop-ins myself, I have on occasion done this to others but it's usually when I'm in the area and give a call first. Also, it tends to be on people I know do not mind or particularly like drop-in visits (i.e. my cousin always says make sure to stop in when you are close by). However, it generally makes me uncomfortable, because I'm not sure if they are being 100% honest given that I don't like when people drop-in!

Lucasta, 90% of your stuff? That seems pretty extreme! The top two floors of our house are pretty clutter-free. However, our basement and garage have a lot of stuff. We put it in neat piles and apart from one sales agent, no one has batted an eyelash. (Long story, but I have some furniture and boxes my mother didn't want to part with when my father died that she doesn't have room for.)
Here in Quebec, July 1st is known as moving date. We were originally thinking of moving next year but decided pretty last minute that we would try for this year. We listed 9 days ago and have had 5 visits and a 6th scheduled for tomorrow. Given the timing, I'm satisfied with the turnout so far. For the price point, our house is well-sized, has a nice layout and some features that are not that common (i.e. hard wood flooring throughout, no backyard neighbors, large MBR and ensuite, etc.). However, our one downfall is that our kitchen is not particularly big given the total square footage of the house. Fingers crossed, as our last two visits seemed promising.

In the home we are hoping to buy (conditional offer) the owner bought fabric and made custom curtains for almost every room! The fabric is gorgeous and matches the wall coverings (paint and/or wallpaper). Our plan is to keep as many as will work with our furnishings. For example, one of the room is painted green and has green curtains and I'm not sure will look nice with are couch.
In both cases, I feel that the window coverings match the style of the houses. If I was in your shoes, I would ensure to consider that. For example, California shutters (at least to me) our more modern/contemporary. Is the rest of your house, set up in this style? Or, is it very traditional?

Cost of housing varies GREATLY depending on area. While house prices have been steadily climbing on the island of Montreal, the suburbs have seen huge increases. For example, we live in Laval and just listed our house. We are asking over 50% more than what we bought it for 5 years ago. Based on comparables in the area we are actually conservatively priced! I think a lot has to do with the improved public transportation system (i.e. the metro coming).
As for the city, I think a pp mentioned Hampstead. This is an extremely pricey area. Count on spending at least 750-800K to get into this area (single home dwellings). There are definitely less expensive areas on the island of Mtl.
Traffic. I commuted from Laval to downtown Montreal by car for close to a decade. The commute started at about 30-40 minutes and has been getting steadily worse. I stopped doing it this past September and by then it was taking me anywhere from 1hr 20 minutes to 2hrs ONE WAY. Construction, accidents, inclement weather was all playing a part. It was unsustainable for me and I count my blessings that I don't have to do it any more (found another job).

I did not want one in the bedroom but DH used to be addicted to falling asleep to it. Since I hated it, he learned to fall asleep without it, but we still have it in our bedroom. We are planning to move, but since the TVs are all large, LCD ones we will be keeping all of them.

I did not want one in the bedroom but DH used to be addicted to falling asleep to it. Since I hated it, he learned to fall asleep without it, but we still have it in our bedroom. It gets very little playing time.

Gas - We use 2 cars; one we consider the "family car" and the other the "work" car. We put about $40/week in the family car. The work car is very fuel effecient. I put in about $40-45 every 14-17 days.
Misc & Allowances - We don't have specific allowances. DH rarely buys anything for himself. He works from home so there are no work-associated costs like parking, eating out, etc. AFM, I buy lunch at work a few times per week. It's subsidized so I spend about $15-20/week (worth every penny!). Coffee is free. My weakness is clothes, I spend way too much there!

However, we did find another house which has many of the features on our "must have" list. We have a conditional offer on it, which would give us a mortgage under two times our annual gross salaries.

To answer some questions differents posters have raised:
- CMG: Yes, we've done mortgage calculators. We would amortize over 15 years (instead of the current 9) and pay a couple of hundred more per bi-weekly payment. We don't think it would change our lifestyle much since we have two young kids and only take small getaways a couple of times per year. Our family vacation is done for about 2K.
- Multiple posters: With no extra mortgage payments (which we intend to do) we'd be mortgage-free by 51 and 50 respectively.
- Tracey's: Our incomes are stable and jobs pretty secure (nothing is certain except for death and taxes, right?)
- RedAndrea: We'd lock into a 10 year rate at 3.99% - actually our bank has agreed to blend our rate for a rate of 3.93% over the 10 year term. As such, we are not concerned about payments increasing. After the 10 years, we'd have no more than 5 years to go, with a small principal so hopefully the rates won't matter much then.
Anyway, we went to look at houses tonight and it seems we may not have to go as high as originally thought since our top 2 choices JUST dropped their pirces. Feeling the weight of a big decision looming!

If I really, really had to pick one thing, it would have to be diet. More intense exercise actually tends to stall my weight loss and getting moderate activity was always part of my lifestyle.
As for pics, Iseesquared, I'd like to see some of you, in addition to Emma's mom. Looks like you both have changed things up a lot!

Over the years, I have dealt with it in many different ways. I have found that I get the best responses when I mention it to people in passing, mainly in person.
So, something like:
"Hi Mary, how have you been? Thanks for blah, blah. Btw, I just wanted to mention that my name is spelled XXX...it's not an easy one eh?".
If it's a client, I let it slide. But I am sure to sign off with my name and to include an email signature!
I definitely understand your frustration...at my workplace, a huge poster was put up with select employee names and of course my last name was misspelled. WTG, that sure helps my cause!

DH and I are in our mid-30s and have two DDs (4 and 2). We have decided that we would like to move to a different area in order to be zoned for good public English schooling.
The houses in the area we would like to buy in are pricier than the area we currently live in. However, houses prices have gone up considerably in both areas. With the value of our house having gone up considerably, our (experienced) realtor believes we can sell very quickly. And, we are doing last minute preps to list our house now. With the sale of our home, we should have a very healthy down payment (conservatively no less than 35%).
Our current mortgage is about 1 times our combined gross income. We are paying larger payments to be mortgage free in 9 years and still feel we can pay more per month.
DH is comfortable with a much bigger mortgage. However, I'm a bit weary. We are currently considering going up to almost twice our current mortgage amount which equates to about twice our yearly gross salaries. This would buy us our dream house in the desired location.
Apart from a car loan due to be paid off in January 2014, we have no other outstanding debt. Our childcare costs will decrease in 1.5 years as our oldest will be in kindergarten.
So, after all that background, would you personally take on this size mortgage to have your dream home?
