I have visited this site at least once a day for almost 6 years. I have met so many wonderful people and learned so many things.

I went back to school to change careers from ages 25-28 and really, really loved it. I found school so much more interesting and so much easier. Logical thinking comes so much more naturally when you are a little bit older I think.
I like it so much that I went back and switched careers again in my early 30's.
I wouldn't worry about feeling like an outsider being older, I think you will be surprised at how many other adults there will be.

My DH thinks that even if he works there until he is, say 64 with retirement age being 65, and then moves to another employer without retiring, that he will lose all portions of the pension that his employer contributed and will only get what he, himself contributed. I think he is wrong. He is in a defined benefit plan if it makes a difference.

I'm sure the yellow would look nice, but with so much other colour, I would be tempted to stick with white or a creamy off-white.

I think a combination of old and new look fantastic together, especially when a piece has history. I think that leaving it as is would probably look really out of place in you more modern home, but painting it out, would make it a statement piece. You could go with glossy black, grey or white, or a softer colour and distress it (or not) or go with something REALLY bold.

If I were him I would just keep going at the level that I am at without buying equipment and without the continuing friendship of the owners. I wouldn't want to be friends with people like anyway. I would do my best to enjoy it for what it is. If the owners continued to make it too uncomfortable for me to enjoy myself, I would be disappointed, but would look for another activity that I could enjoy elsewhere.

I'm working on the brazilian right now. I have had 2 of 6 sessions. After the 1st session, pretty much anywhere she actually got with the laser has virtually no hair growing back. Unfortunately, she seems to hit and miss the same lines each time. I hope she manages to get it all over the next 4 sessions. I cannot believe how well it works. The place I go to uses the LightSheer laser.

I used Posterjack and LOVED them! The thing that I loved most about them was that they "mirrored" the wrapped edges. I had some phots I wanted printed on canvas, but had they wrapped the actual picture around the edges, it would not have worked. Hands and heads would have been cut off. Posterjack "mirrored" the image 2 inches around the entire image and wrapped the "mirrored" part around the frame. If you look really, really closely, you can see it, but otherwise it just looks like a continuation of the image around the edge, not a repeat of it. KWIM? Posterjack was the only company I found that would do that.
I also got coupon for Posterjack on Groupon. I paid $49 for a 16x24 print. They seem to be on there quite often, especially if you search all of the cities, not just your local one.

My kids love it. The "essential cargo" vest has tons of pockets and is perfect for exploring and collecting. There is a whole line of tools and magnifying glasses, binoculars, scopes, bug habitats, etc...
Fun and educational. You can get most of the stuff at Toys R Us and it is a pretty decent price.
Backyard Safari Otherwise, there are some great kids magazines out there. My kids love Chirp so the older Chickadee version would be great for a 6 year old (I know I used to love it), or the National Geographic kids as another poster mentioned.

And even if the whole idea behind it isn't to actually limit people's access to these services, I can really see it opening the door for just that. People already fought and won these rights for us and it really upsets me to think that this government is wanting to go back and give individuals the option of whether or not to grant these rights.
I firmly believe that if there is something about your job or your profession that goes against your conscience, you should not have chosen that profession in the fist place. And if they do grant these "conscience rights", why should it only be to public servants? Wouldn't it just open the door to granting them to everyone? To shopkeepers? To bus drivers? What if a teacher decided it was against their conscience to teach girls? Where will it end?

I find the Moscatos a little too sweet for my taste in whites, but I sometimes mix it 50/50 with a reisling or something. Hardy's Stamp of Australia Reisling/Gewurztraminer blend is an awesome white. Also a little on the sweeter side.
I also love Ernest & Julio Gallo White Zinfandel. It is a wonderful fruity wine that is so good in the summer.
Now I need to go crack a bottle of something!

When you renew your mortgage, it means to renew the mortgage at the current amount over the current remaining time on the amortization of the mortgage. You do not make any changes to the amount currently owing or to the time remaining on the mortgage, you just lock into a new rate for a new period of time.
Refinancing your mortgage means to change the amount and/or time remaining on the mortgage. Usually to increase the amount of mortgage to use the equity in the home for some other purpose. Or to increase the length of time to reduce payment amounts.
Since the mortgage on your current house is already insured by CMHC for a certain amount of money over a certain period of time, you can transfer this mortgage, along with the CMHC insurance already paid, to a new lender for the remaining amount owing and the remaining time. As long as you do not make any changes to the new mortgage, MOST lenders will accept the mortgage as is and allow you to transfer to them. There are some lenders that will not though.
You will have no problems renewing with your existing lender, but you may need a broker to do the shopping around for you if you would like to move your mortgage elsewhere.

You really do need someone to run the numbers for you before you will have a real answer. I would guess that it would be pretty close either way. But if you can still lock in a the 2.99% and rates go up before you close on your house, your penalty will be even less.
I did a calculation based on a $400,000 mortgage over 25 years and based on the payment amounts and the outstanding balance at the end of 12 months, the 2.99% rate would save you $11,775 over the 6% rate in those 12 months. Maybe that helps a little?

With a variable rate mortgage, your penalty would be 3 months interest which would probably not make it a very large penalty at this time. Depending on what your current discount from prime is and if you want another variable rate mortgage or a fixed rate mortgage instead, it may be better for you to break your current mortgage and get a new one anyway. You should have someone run the numbers for you.

Is it possible that the agent put it in as a 30 year amortization because you would not have debt serviced with a 25 year amortization?
Yes, your purchase "amount" would be less with a 25 year amortization than with a 30 year amortization.
If you would qualify, your agent should have been able to change the amortization. If you wouldn't have qualified, and if your mortgage had pre-payment privileges, you could have still made payments based on a 25 year amortization. You would have still been out the extra CMHC premium, but it would have gone a long way in making the difference up.
As Tweet said, usually a pre-approval doesn't matter much (unless rates really go up in the meantime) and I would always let my clients know which lender has the lowest rate at the time that the offer is accepted (deal goes live) on the new house, whether or not it is the same lender that the pre-approval went in with.
You asked about having your credit pulled again. Sometimes it might have to be pulled a second time. It all depends on timelines and the lender's criteria. If you get a pre-approval and then 90 days later put an offer in on a house and go with a lender different than the one that the pre-approval was with, you would most likely have to have your credit bureau pulled again. Having your credit bureau pulled really isn't that big a deal though. It only really matters if it is being pulled many times in a very short period of time. The only other time it might matter is if your credit is just marginal to start with. If someone has strong credit, having it pulled 2 or 3 times over the period of a couple of months is not going to hurt them enough to matter.

I do think that the white cabinets and dark wood island are more timeless than the painted cabinets (mostly greys) that I have been seeing a lot of lately.

I like the first and last counter choices but not really the middle two. I think the middle two would make the kitchen look sort of black and white and not quite as neutral.

If you want to actually change the amount of your mortgage, then what Tweet said is correct.
If you are just looking to move your mortgage to a new lender in order to get a lower rate, I have many lenders who do not require an appraisal and who do not really look at the current loan-to-value of the property if it is already CMHC insured and is in good standing (not payments in arrears).
And when you say that houses are usually appraised for less than what they will sell for, do you mean the value that they are assessed for for your property taxes?
The purpose of an appraisal for a mortgage is to determine market value in that area, therefore, it should not be significantly less than what it would actually sell for.

I also like our neighbours, and while I kinda care, it wouldn't change my choice of trees if I really wanted something in particular. Towering Poplar are a great choice for along fences. Ours have more than doubled in size in the last 4 years and give us a lot of privacy. The leaves may fall into the neighbours yards, but the branches don't grow over.
We have fruit trees elsewhere in the yard and other trees in the front yard.

I would have someone come in and look at it before you just decide to try to remove it yourselves.
I also think it would be worth it to close it in.

I grew up in Ontario and started french in grade 3, took french immersion for half of grade 5 and then continued regular french class until grade 9. I certainly couldn't speak or write it grammatically correct or with the right tenses, but I could get by.

I made around $20,000 another year, went with a private person and still pad more than everyone else has stated here. I wonder if the difference is where I live or the fact that I am incorporated?

There is a door that is always closed separating the basement from the main floor so it isn't obvious. I would bet that no one really even notices the difference unless they look for it. At least all of your trim will be the same colour!
